Well boys and gals we are cashing out on another rental and flipping it. We had this gem for a long time and we are cashing out on the top of the market. Our suicidal govt is proposing a ‘stay’ of evictions through 2021... Are they out of their minds? Someone forgot to tell them COVID is a two week sickness for 99 percent of people... Unless they plan on funding the landlords for housing the lazies, this is completely rediculous!!! I want to sell my house but I can’t cuz govt says I have to house a deadbeat for free till I go bankrupt? Anyway, when u get a min check out and google 4955 n 63rd street in Milwaukee. I sold the one next door at 5001 n 63 about a year ago. There are comps in the area at 170sh so I’m going for it. Listing it at 169.9 and we will see what happens. I tiled the baths many years ago when I had bad taste but they held up and all I had to do was 1)paint the siding from a warm out khaki to grey, 2)new kitchen, 3)new floor in basement allure over old vct, 4)paint, 5)refinish hardwoods and new carpet, 6) appliances and she’s ready to roll. I am flipping quite a few now and going to reduce the calls from helpless tenants:-)

I did check out the pics. Sweet rehab. I own several rental down here in SE Broward, rehab pretty much the way you did yours on 63rd Street. What could a landlord garner in rent for the one your selling (or, are you more likely to sell it to an owner / occupant). I am also 'cashing out' on a majority of my rentals. Quietly, I’ll be in the villages next Tuesday the 24th till following Tuesday. We had this crib rented for 1275. I am currently selling off a few of my cribs that recently came open and are getting top dollar. I figure put a mil or so in the market and draw 50-80k per year in some conservative stuff and reduce the number of helpless, needy,entitled tenants and their calls of clogging the freakin drains with their buckets of grease, clogged toilets full of paper towels and changing their furnace filters every five years when they call cuz they have the heat on 90 and it’s only showing 85 due to the filthy filters that they can’t invest 2$ to replace nor have any idea where one would go:-). We make a ton of cashola in this biz but no one said we have to like dealing with this type of ignorance... peace out, cimba --172.3.xxx.xxx |
