I am seriously considering selling my 9 unit MHP due to at 73 y/o I am just tired of messing with it. It has city water/sewer/trash pickup and access to 3 piers and a boat ramp on Old Banks Channel (deep water).
Got one tenant that can take her children to Disney World and other places (I thought Disney World was closed due to COVID.) I would rather French kiss a rattlesnake than spend my time walking around an over priced amusement park. If you want free entertainment then sit in the courtroom one day and listen. That is a real show.
Still trying to get the rent. What is Venum? She said that's how she sent the rent. I asked her why didn't you contact me and let me know about this, I don't know what you are talking about.
She is a nurse and she and her husband have no common sense.Just think, that generation will be taking care of us in the nursing homes. We are dead meat.
My other 8 tenants who pay on time will not be pleased. When they ask me who has not paid, I will tell them to figure out among themselves and if they want me to keep it pay her rent for her.
My rant for the day.

The Little League season got canceled earlier this year. One of my kids' teams sent me a refund. But instead of reimbursing the credit card I'd used to register them, they sent me a Venmo payment to my phone number or email or something.
I haven't got a Venmo account. I still need to sit down long enough and figure out how to redeem it without actually having an account.

MHP are very attractive to investors if they have public sewer and public water.
It wasn't that long ago when around here they were priced at $13,000 per space.......those day are long gone.
You might want to search loopnet to get an idea what your place is worth.

Several of my tenants started paying us through Paypal/Facebook messenger when the pandemic began. We miss the cash, but it is more convenient and safer. That's how far behind the times we were. My dog's nerves are calmer with out the excitement of people coming to pay.
A few months ago, I posted about returning a deposit through the mail and it has never turned up or returned. So that isn't very trustworthy either. --71.219.xx.xxx |
