So I got a quote for a new front door for one of the rentals. I asked about fiberglass door this week. It is prehung door and comes with frame and door hardware. I think $2,575 is a bit much for a rental and the storm door is $750. The storm is self storing. These tenants have been there a long time and the current door leaks air in the cold and they pay for heat. There is a foyer and a stair so all the tenant on the first floor has to do is use something under her door to manage a draft. This is from a local high end company just outside of Princeton so that's part of the problem.

I'd like to find a less expensive alternative. What would you pay for a new door, hardware and frame? I can't do it myself and the handyman got old. --71.104.xx.xxx

Unless the place is high end, that number sounds way high to me. Doors at Home Depot run about $185 to $600 for a single 36 inch door. Storm doors about $185 to $315. These are suitable for class C or, at the upper end of this price range for Class B units, in my opinion. Labor is extra, but any competent carpenter should be able to pick up the doors from the store, remove the old ones, install the new ones and haul away everything in half a day. So even if the carpenter charges $50 an hour, that's only $200. If it takes all day, then $400.

Of course, if the house is very expensive, Class A or a mansion, prices of doors and labor can be much higher. No one puts a $600 door on a million dollar plus house. --24.180.xx.xx

Thank you Richard. I just looked at Jeld Wen fiberglass door online from HD and it's 5K just for the door. So the house really does not need a fiberglass door and there is only an 11 year warranty. I don't like what happens to fiberglass cars or pool slides in the sun so I probably would not like what happens to a south facing fiberglass door either. It's between Class B and C. It's two story stucco but I keep it nice and next door homes are the same and more c than b. I didn't start out looking for fiberglass. The problem is a bashed up frame. The current door is fine. Prehung would solve the draft problem. Metal dents so easily so I guess I am really looking for another wood door. --71.104.xx.xxx

I called the local guy who is a cabinet maker and he texted back that he could install a prehung door. He put up an interior door for me last month for about 200 bucks including door so he is reasonable and it's a very good job.

I asked the garage door people about their doors because they are a DOOR company, all kinds of doors. Seems like they only sell this one. I turned down their quote so I will see if they come up with a price for a normal wood door installed. --71.104.xx.xxx

You can purchase a front door from $100 to $5,000. But in general a plain wooden door will cost $250 and a door with a glass panel can cost up to $750.

He is so busy and didn’t want the work but instead of saying no he tripled his price giving a quote of 17K for a job and they said yes. Now he has to do the job. Thank you Robert J. Dee Ann I had to replace a piece of plexiglass this week and it was $22 for a piece 17 x 30. It's all being used for covid shields.

Wow 17 K for a heater! When a person is cold in NH I guess they will pay anything. Heating people make the mistake of not hiring unskilled people to carry the heater etc into the building. They hurt themselves and then can't work and quit and that leaves the young partially trained people to do the intricate work. I have seen this for 25 years and told the owners of the companies and of course no one listens. --71.104.xx.xxx

Better to get a stock Home Depot or Lowe’s door anyway. Anything ordered is taking a very long time. Sometimes going into the local store is good, I have found higher end doors there for cheaper then stock because they were ones that somebody ordered but cancelled. They are very well made. Metal over composite wood.

Miss Ally, I would expect tp pay in the $800.00 - $1,500.00 range to have a 36"w x 80"h front exterior removed, a new door & jamb provided, reinstall the old locks and properly installed in the old opening. Of course the price would depend upon many factors such as amount & style of glass in door, condition of old opening, replacement of interior or exterior casings, need for extension jambs, whether there was a storm door, need to reflash exterior header, boring for locks / knobs and any custom paint / stain finish.

IMO at the end of the day if you have the money & are satisfied with the contractor & their installation, it really doesn't matter how much any of your "imaginary internet axe murdering" fellow LLs think it should cost. --71.174.xxx.xx

Thank you Steve and all others. Definitely need new wood around the door as it has been bashed by furniture over the years. I remember one contractor telling me that something about the opening makes it impossible to do that. But maybe he didn't want the job. I have a cabinet maker/carpenter coming on Monday. I will see what he says. What bothers me about him is that he installed a new interior door for me and did not measure the opening in three places so it was out of square and he had to do a lot of extra cutting. I told him that houses made in the 50s never have square openings. Lots of good carpenters must have died in WWII. I will ask him to measure and watch him and maybe he can get a prehung door to fit but it has to end up the same size so furniture, can be brought in. --71.104.xx.xxx
