I've seen some topics on here where people have spent quite a bit of money doing this.

When do you know it's time to do this, and is this more of a northern climate thing to do this? I am not convinced that tenants down here care about window quality unless they just won't open or close anymore. I've never had any complaints about high energy bills due to old inefficient windows.

Up here, I do it after the things are over 30 years old or if the glass fogs up. What is norm for a 30 year window......if it is wood, it should probably be replaced up here.

We got windows as Ray mentions. Here, the energy saving windows help keep heat in and cold out. So we installed them on all of our properties when we had a real professional who worked on the side do it for us. One benefit we never imagined our favorite benefit we like most...it cuts down on the outside noise. One of our places is on a very busy street. You wouldn't know it inside with the windows closed. And as it's getting louder as more barking dogs join our neighborhood the windows keep the noise level bearable.

There was a time when several tenants complained about the heating bills, as if spending $500/window was expected of us without a rent increase. We made the decision to do it to continue to attract A tenants. What some didn't realize was that to keep the house warm, you still need to turn on the heat, seriously! --75.11.xx.xx

My 1923 apartment complex had 63 windows. All wood frame, double hung and falling apart. I can repair each window as it breaks, falls apart or the weights/cords become inoperable.

Or I can have them replaced by a professional company for $500 per window, or $31,500.

My third choice is to measure them out, order replacements and install them myself, cost of the windows and parts, $12,000 -- saving around $18,000 in labor costs. --47.155.xx.xxx

As a home inspector, I looked at whether windows opened and closed properly, is there any rot if the window is wood (the rot is usually on the underside of the frame...a bit hard to see...have to open window and look with mirror or from outside), or fogging between the panes (called a lost seal...the pane must be replaced). Another thing to look for is blocked drain holes on modern vinyl windows, and evidence of water entry...which could indicate rot, poor installation, or defective flashing/caulking. --99.92.xxx.xxx

J[FL], in order to make an informed decision you really need to get a couple of quotes on what new code compliant windows would cost in your area. FYI Florida especially in Dade county have some of the strictest impact codes for windows in the country.

IMO as long as they open & close reasonably well, lead paint isn't an issue & they aren't drafty resulting in high energy bills, I would leave them alone. --71.174.xxx.xx

With what you have described and you being in Florida, I would definitely not replace them but would check the caulking around them and reseal if needed and I would check the weather stripping and replace if needed as it may be dry rotted. --73.120.xx.xxx

We replaced them on one house because the sashes didn't align any more, making it impossible to lock. Security issue.

We replaced them on another because they were wooden and covered in flaking lead paint.

Cimba has replaced a couple of houses worth for me. He leaves the storm windows on, which makes the labor cheaper and basically gives me triple-pane windows. --104.230.xxx.xx

If the windows don't operate, replace them. I believe it is a safety issue. They should function in case of a fire.

If you have to paint them, replace them. Decreases maintenance and makes your house look better.

Last go around they were $300 installed per window for double hung, double pane, vinyl replacement windows. --67.79.xxx.xxx

Yeah, it's the opening and closing thing and inspections. Every window had to open and close. Then the lead thing came along and lots of windows had to go due to lead.

I did have windows that were a weird design and allowed cold air in and lots of conduction too because they were large. So I got double pane there and elsewhere. Even did some myself just because the old ones were so crappy looking. Those things are heavy! On my home the putty is starting to go so I will either have to replace or put a ladder up to the low ones. --71.104.xx.xxx

it is really sad how the commercial install people do such a half way job. The window weight boxes are the problem.

I just did some rework behind the pros.

came back the next day cut off the residules. re installed the poorly fitting trim.

And every one should know this.If you didnt now you do

The big guys will fill the hole and take care of trim.

New energy efficient windows have low E argon gas which acts as a another thermal barrier where the window will be equivalent to a triple pane. If a building has energy efficient windows then HVAC system can be downsized as the heat loss and heat gain is reduced. Spray foam insulation in the ceiling will reduce heat loss and heat gain. A energy efficient house or rental unit is easier to rent as people are concerned about energy costs. There are net zero houses which do not have to be connected to the grid as the house is super insulated along with solar panels where minimal heat loss or heat gain. --147.194.xxx.xx
