OK,..and no, we don't address this on our rental agreement (MTM) Yeah shoulda,..but we didn't,...

but more and more they have junky stuff that they think are lawn ornaments AND a BUNCH of bird feeders. Look like Tobacco Road, they are hostile and resistant to ever change anything as they are getting older. Any advice on how to handle this NOW. --66.30.xx.xxx

Carl,

Me? I would send them a very simple letter thanking them in advance for their cooperation to remove all the outdoor items. Neighbors have complained and no one wants the city to inspect. I would tell them to choose 2 birdfeeders and 2 decorative items to keep on display.

We will check back in a week.

The more words I use the more arguing I’ll get.

What Brad said. Communicate expectations clearly first, then if they fail to comply, give them 30 days notice of non-renewal. Doesn't matter if they still have 11 months, 3 weeks, and 6 days on their lease: as of TODAY they know they will be moving in 11 months, 3 weeks, and 6 days....unless they clean up their act and YOUR yard. --107.216.xxx.xxx

We stopped doing leases a while ago, all tenants are MTM. We have in in our rental contract that porches and entrance ways are to remain "uncluttered" hopefully they won't make and issue of that. --66.30.xx.xxx

I'm going to be the dissenter on this one.

If this is a single family house, and they are decorating the yard the way they like. Does it really matter that much?

As long as they are maintaining it and it's not actual trash, and the neighbors haven't really complained - what's the harm?

Hmmmm..I agree with DJ. If this is a free standing house they get to decorate, within reason.

Bird feeders can attract raccoons and possums, which also bring fleas.

My lease is clear: no obscene or offensive - Management is sole authority to determine this... and holiday decorations must be removed within 10 days after the holiday.

My pet peeve is Halloween zombies hanging from the trees. Too many suicides.

BUT...

Next time, the 2 Minute In Home Visit prior to final approval would have shown you how they collect and decorate.

OK its NOT a single family, its a 4 plex and the other tenants don't like it (one of them described it was looking like Tobacco Road)

The BOH has said the bird feeders attract "vermin" (from a complaint of someone ,..I'm not sure of who)

Brad they did not act this way until later years so a home visit would not have worked,.. --96.236.xxx.xxx

If the BOH said the bird feeders are attracting vermin and must be removed issue the tenant a N2Q. As to the other “lawn art” if your lease doesn’t cover the common areas, (more specifically that nothing is to be stored or kept in common areas), well that’s basic boiler plate lease verbiage. If that’s not in your lease you need a new lease. If it’s not in your lease, and it’s not a health or code violation, I’m not sure you can do anything. Maybe I’m wrong, but if your lease doesn’t specifically say they can’t have it, and it’s not violating any codes I think you’re SOL. I think your only option may be to do what Sid suggests and let them know if they don’t remove the items they won’t be renewed. --73.17.xxx.xxx
