Are you eligible for Horace Mann? Our agent did a brief walk through when we bought the buildings 16 years ago and have never had an inspection.

Before Horace Mann we used USAA but they insure less multis than HM.

Horace Mann is for teachers. USAA is military eligibility. (Includes adult children who have not served.) --64.222.xxx.xxx

There are three types of insurance coverage to consider for your rentals....

1) Cash policy that will pay you a specific amount of money minus the depreciation of that asset in the event of a claim. A $200,000 market value house might get insured for say $150,000 if that is what the mortgage is on it. The insurance company pays you cash and you decide what to do with it.

2) Replacement value which will rebuild a house to exact same way it was just before the fire. So that slate roof from 120 years old will be installed just like it was before. For you to collect on this policy, you will have to rebuild

3) Functional Replacement value which will rebuild a home to the current manner a house is built. So if it was lath and plaster walls you will get paid to install drywall instead.

Premium amounts vary a great deal with each type of insurance

We have done better by putting them all into a business policy. Here is why: you can have a $10M ( or whatever you want) liability policy on the entire policy. All 4 properties are not going to need it at the same time. Because they are all in the same policy, you are only paying in that one policy but it will cover any one of the individual homes . It’s cheaper than paying on 4 individual policies. That’s the liability portion, the insurance to each individual structure ( for fire and all that) is cheaper too because it is all one policy. --75.133.xxx.xx
