Hi, recently bought a few Duplexes in Cleveland, OH. Looking for Plumber that can install separate Water Meter so I can pass the bill to my tenants. Is this advisable? Any referrals you may know ? Thanks. --174.251.xxx.xx |

Eli is calling your name.
It is wise to split utilities in all Multi Family homes as long as it is economically feasible.
If you break a water in one unit, do you want both residents to be without water? New water meters are not a cheap date, but if you have electric hot water tanks in each unit....your residents will use the water that they have even if it means burning up hot water tank elements.
There are things where you can go cheap on - water is not the place to be cheap. --24.101.xxx.xx |

A side by side duplex is easier to split and have two seperate meters. But an upstairs and downstairs units with common cold water pipes in the walls require lots of re-piping. --47.155.xx.xxx |

We don't have separate meters in our duplexes, but in one I bought it was plumbed so that if one of the hot water heaters went out, you could share the hot water by opening a shut off valve until a plumber could get out to replace the bad water heater. It was a blessing once for us.
I understand some tenants would not want to share/split the cost of water. I've rarely run into a problem the way I split between tenants without having separate meters. I split by the number of people in the unit. I disclose the approx cost/month and how I split the cost between the units so they know what they've signed up for going in.

This is a good idea, I have mine this way since repiping the whole place, the meters are now near the furnaces which are behind a chain-link fence so no tampering with anything and just enough storage for a couple bicycles, the meters must always be viewable by each tenant according to Cleveland housing court - PEX will be your friend in this job. --76.188.xxx.xxx |

Go to flow dot com. Look at water meters and digital pulse read out. Make it so you don't have to go inside to read. I have started to do this with my 4 unit apt buildings.
