I think they would be required to be quarantined by some officials. It probably depends on there job. I wouldn't tell anyone as that is up to the tenant and could get you in trouble for privacy laws. --73.120.xx.xxx

HIPAA does not apply to landlords. Let your tenant be responsible for notifying anyone who needs to be notified. --71.233.xxx.xx

Early on in this I was at home and was watching Tokyo News as I used to live over there many years ago. It was interesting to see the difference. In the US we were told to wash your hands, wear a mask and to keep 6 feet away.

In Tokyo - they were telling folks to open up windows and get your home ventilated. Sort strange in a mega city they want the germs to get spread outside.

People get sick daily. When someone got the flu last year, what did you do? I would check on them and make sure they are feeling alright but beyond being a good neighbor and LL, you don't have to do much --24.101.xxx.xx

HIPPA laws don’t apply to LL’s, unless of course you are their healthcare provider, which I doubt. ;-) --173.48.xxx.xxx

Not your issue. The health dept or whoever handles it in your area will take care of notifying anyone who needs to know. On question our contact tracers are asking is if you live in a single family house or multi family. I figure that is so they can notify anyone else if they need to. --108.4.xxx.xxx

Ventilation prevents a cloud of covid from hanging in the air ready to go into someone's throat. If someone gets a few covids outside, the immune system can handle them. Also sunlight destroys them. I heard a doctor on the news say that someone can walk into an elevator and inhale a cloud of covid and get really sick that way.

Out here we had anthrax put in our mail after 9/11. That is very powdery and masks would never help that. They were spores. With this it travels on drops of spit although they are now saying it can be aerosolized as I said many moons ago. --71.104.xx.xxx

Wisconsin legal blank has nice signs about Covid that can go up in common areas. And, a short, typed up message reminding each tenant about hand washing when coming in from the outside world, along with a nice, but inexpensive bottle of liquid hand soap for each tenant/ unit could be a nice something to give the tenants the notion that ‘ the landlord cares’ and can give the landlord a nice little feeling that you did something.

Me? I would never tell one tenant another tenant’s health, or other, concerns. If there is legal requirement, I would think Dept of Health would have that responsibility, of the infected person themselves. Then again, I have only single family homes....so...hypothetical.

Thinking about this now... I’m going around changing furnace filters, doing plumbing checks, dropping off small containers of sidewalk salt this week. Maybe that little bottle of hand soap could be a nice addition. Btw, I never do any holiday gifts, as I don’t want to interfere with tenants beliefs, or encourage reciprocity. I also don’t do anniversary gifts, just the sidewalk salt every fall as a nice little reminder that I expect sidewalks cleared each snowfall. --172.58.xxx.xxx

I've had a few tenants/contractors who have had it. It is up to the health department to do contact tracing and to tell the patient to quarantine.

The problem is when someone doesn't believe in quarantining or that the virus is any big deal... --72.84.xxx.xxx
