Depends what the original contract was.
Deed with Mortgage & Note? Installment Sales Contract? Some funky type option to buy?
A lot of times they use a Quit Claim Deed. Sometimes a foreclosure is required. Have you gotten possession? A lot of questions with almost no information provided.
Your real answer is have the lawyer who prepared the original contract prepare and record the proper documentation so you have clear title going forward.

Ray-N-Pa: A Deed in Lieu is typically a grant deed that a debtor gives a lender conveying the property back to the lender.
Since the property is security for a loan. When the loan is not paid a lender has have a foreclosure sale on the borrower to get title to the property as loan payment.
Giving a Deed in Lieu may, at the lenders option, give legal property title to the lender instead of having a foreclosure sale.
