No mask and no vaccine either. There is already the seeds of revolution in other countries. Sporadic clashes between anti lockdown protestors and police. Random checkpoints in Wales to check where vehicles are headed and sending them home if non-essential travel. Items in grocery stores plastic wrapped and not allowed to be sold if deemed non essential.

6pm curfew in London.

In areas of Australia people being arrested for no mask.

Get the he// outta here with this nonsense. This isn't about a virus anymore. It's a reset.

It's sad how fearful so many people are and anyone still scared after 8 months is a complete fool.

Another interesting point that I've noticed is that people in my personal life that tend to be left-leaning politically are believing everything that they hear on the TV and are in complete fear of this. People in my personal life that are generally right leaning are not worried about it whatsoever. It's very strange.

I also have a theory that if B wins the election, it will dissipate in about two months. If T wins, I believe the lockdowns will be swift and more intense than last time, Especially in blue governed states.. It's going to be an interesting winter. --70.44.xxx.xx

This is still a land lord forum. Land lords have day-to-day concerns that aren't directly tied into how to screen tenants and how much do you pay a handyman to swap out a toilet.

The trick here is to learn how to take any situation and fill a need profitably. With C-19, LLs that have been loosey-goosey on screening and rent collections are suffering....a lot! You know the ones: they post here about their woes, receive excellent advice on how to fix them, then 2-3 months later we hear how their same woes continue. Sometimes, it takes a firm kick in the rear as well as good advice to force someone to change. C-19, the shut downs, and the eviction moratoriums have been a wake up call. We have to adapt and do better.

One ways I've adapted is mixing in commercial units. Sure, residential rentals are great bread and butter, but the public interest is always going to side with not kicking people out of their homes whenever possible. Commercial is totally different. No eviction moratoriums here! I can still evict from my storage facility since there is no day in court involved. As long as I follow the timelines and provide the required notices, move outs are swift, inexpensive, and simple.

Another benefit of commercial is higher $ in one property and it gives one flexibility to adapt and change usage with the times. A property I'm getting ready to close next month for example has an old car wash on it that I'm turning into storage bays with overhead doors. The extra parking space will be leased to car dealers to showcase their cars since I have good road frontage. The old pump room for the sprayers is being converted into a small office front in case a dealer wants to set up shop on site. Plenty of extra parking to handle up to 30-40 cars. The main part of the property itself is 6 "bay" units/workshops for automotive and light manufacturing. Rents are higher than houses, so more profit potential for fewer units. Tenants are more business savvy and understand how to make rents and payrolls and have access to surplus funds, unlike many residential-only renters. Plus who wants their established shop to get kicked out of its location because they were a couple hundred $ short on rent? Nope, they'll find ways to stay put. Days spent moving equipment are days not making money. I already own a similar, smaller property and it has been a good move: rents were raised and the business owners were okay with it. They understand when costs go up, so do rents. Overall, I've found them an easier group to deal with. Maintenance is mostly on them. I only maintain the exterior.

Anyway, just one way to adapt. Use C-19 to your advantage. Tighten up your business practices. Consider diversifying.
