For kitchen and bathroom first put down a Schluter ditra membrane which is going to be a base along water barrier for floor then install a good quality commercial porcelain tile which is more expensive along labour intensive to install. Second floor apartments need sound proofing unless above store where carpet with a under pad limits options. If not concerned about sound proofing the porcelain through out the entire rental unit. For rentals tenants generally do not take good care of flooring where wood or other types of residential flooring do not last more then a few years.
