What is the beat floor to put on a second floor apartment. Bathroom is already all rule and updated. Tenant moved out after over 20 years so I need to redo the rest of the apartment. So I need to put flooring in bedroom. Kitchen. Living room. What does everyone recommend? --99.203.xxx.xxx

For kitchen and bathroom first put down a Schluter ditra membrane which is going to be a base along water barrier for floor then install a good quality commercial porcelain tile which is more expensive along labour intensive to install. Second floor apartments need sound proofing unless above store where carpet with a under pad limits options. If not concerned about sound proofing the porcelain through out the entire rental unit. For rentals tenants generally do not take good care of flooring where wood or other types of residential flooring do not last more then a few years. There are videos on how install a schluter membrane along with porcelain tiles. Ten years later the commercial porcelain tile is still in good condition where only grouting is required then a cleaning. --147.194.xxx.xx

If there is another apartment below it, your best option is carpet with extra thick pad. That will help a bit with the noise complaints.

I have all rooms carpeted in my big 3800 sq ft duplex. Even the kitchen has a layer of olefin commercial carpeting. they can and have spilled on it and it cleans up. I need to replace it now as soon as covid is done with as they don't want anyone coming in. If you want to make downstairs tenants unhappy then have them hearing foot falls all the time. They will have a level of anger and any little other thing will turn into a problem against you. --71.104.xx.xxx

Ditto WMH.

Hard surface like Allure - easy to clean plus half of prospects hate carpet. Every other kid has allergies or asthma.

If noise is a concern supply cheap area rugs that can be thrown away if needed. You can add pads if needed.

A local discount warehouse has 12x12 rugs for $150.

Life without carpet is sooooo much easier and more profitable.
