Just got a house back after three years. Overall pretty good shape but every el cheapo mini-blind gone. Not just broken, gone.

I've been buying the cordless one at HD for $12.00 - $15.00 & charging $35.00 a window to cover the time to measure, purchase, remove & dispose of old one & install the new one. --71.174.xxx.xx |

This is not a clear cut issue so you will be getting a variety of issues. I wouldn't be that far off of Steve though.
He is saying roughly $42-50 window.
I believe the cheap blinds last 3-5 years. If they have been good tenants and not provided some unworthy amount of wear and tear on the place I would tell they that they were worn out at 3 years and you owe me just the labor to reinstall replacements. Around here that might be about $25 a window as we are a low cost area.
If they beat the crap out of the place I might consider a 5 year replacement length sand let them know they owe 40% of the replace cost of the new item and all of the labor to install them.
If you are noticing that these numbers can be all over the place, that is because there are so many what ifs involved. If your closest HD is 90 miles away in Maine, it is going to take some time to drive there and back. For me HD is only 15 minutes away. Three years ago, mini blinds were $4 each, and I treated them as disposable. They were cheaply made and didn't stand up to wear and tear, but they were convenient and looked good. Then they stopped manufacturing the corded types, and only manufacture the cordless types for $12 each. They also look good, but I'm not willing to chance the durability aspect.
Instead, I've moved to $2.50 tension rods and $10-a-pair blackout curtains. They cost the same, but there's less incentive for the tenants to nail their own window coverings over the windows because the blinds don't block sufficient light.

I don't buy cheap blinds. When tenants see cheap stuff, they treat it like cheap stuff. I have blinds that are over 15 years old and still look great because they weren't cheap. I can get these blinds in decorator colors and they always impress applicants on a walk-through. Tenants take care of them - if not, they pay for the more expensive blind.
I clean them every 5 years or so, usually when I have a vacancy, by driving two long screws into the fence, one screw about a foot higher than the other and hang the blinds on the two screws. Spray it down with 409, let it soak in for 5 minutes and hose off with hot water from a garden hose that's been sitting in the sun - looks like new. The angle of the blinds from the screws not being level helps it dry faster. Total labor time = 10 minutes. --108.201.xx.xx |

I buy the cheap ones from Lowe's. Used to get the corded ones for $5 but those are no longer available. Now we get the ones that are $10 - $15.
In my lease, it states that if the miniblinds are damaged, there is a $35 fee to replace. I tell tenants that they can either go to Lowes and get them for the price on the shelf and install them themselves, or they can pay the $35 for my handyman to go to Lowes then come install them. By the time you cover the cost of measuring, going to Lowe's to purchase and then install, the $35 is about right for us. --67.43.xxx.xxx |

We have spares, purchased when rebates made them more reasonable in price; intended to use the spares when selling a place. The miniblinds we provide are solid and colored to match the paint color of the walls in the unit. If cleaned before leaving, they look great!
If I were to need to replace due to staining or damage, I would be charging the purchase price plus time spent measuring, buying and hanging new ones. --75.11.xx.xx |

I found a guy with a pallet of 32" corded miniblinds. I get them for $2.50 each, in boxes of eight.
So all my class Cs still get miniblinds. I still treat these as disposable. If I have a good tenant for at least 3 years, no charge. Bad tenant, less than 3 years, $20 per for these minis. Custom blinds get a custom charge. --69.80.xx.xx |

My lease is clear: $25 for small, $50 for large.
Many of our old windows are tall wo they have 2 blinds - upper and lower.
NOTE! The new blinds do not fit the old brackets. You will have to remove the old brackets and install new brackets. Time consuming.

PS The mini in MY home are 30 years old. The verticals were old when we moved in 30 years ago and still work fine.
