My opinion only:

If you want a high number of poor applicants, use the free services like craigslist or facebook.

For better applicants, target the hospitals, government, or schools. Get with their HR departments if they allow this.

Fireplaces: don't if you can avoid it. Insurance hates it. Many tenants will burn anything, even their trash.

Vinyl planks are good , especially in better places. In C grade or lower places I use the 12x12 peel and stick tiles or get a cheap sheet vinyl as C and D tenants will tear them up, burn them, etc. Squares are easy and cheap to replace and only cost about 50-70 cents a tile. --24.180.xx.xx

If for example you are looking for a senior citizen for a 1 BR place - perhaps a flier at a BINGO Hall

Linda, I think you may be new to this site. A couple of pointers:

If you want better answers, post each one separately.

Before you ask, search the site to see if someone else has posted the question. All three of your questions have been discussed at depth within the last year.

To answer your questions briefly,

1) depends. FB marketplace seems to be overtaking Zillow in some areas. Craigslist attracts bad prospects.

2)NO NO NO. Paint a piece of plywood black and block the opening. Forbid it in your lease.

3) Vinyl plank is awesome. But get the more expensive stuff with a thicker wear layer.

Google to find websites that advertise rentals. if possible would install a gas fireplace insert where it is not possible to burn wood or garbage. Insurance liability here where tenants should never use a fireplace or wood stove. For flooring more expensive upfront but for rentals commercial grade porcelain where much durable then wood or any type of flooring. The negatives are more costly upfront along with more labour intensive to install. The positives easy to clean along not damaged by a lit cigarette then will last a very long time. If new consider joining a landlords association where need get knowledge how to screen out problem tenants along important legal advise where completely avoid handing the keys through the gates of hell where you can see what problem tenants can do on videos on You Tube. --147.194.xxx.xx

Zillow.

No fires. My lease is clear: decorative only. Stuffed insulation in the flue and removed the log holder.

Vinyl: yes. I use Allure from Home Depot and the 98 cent, marble or slate look stick on tiles. Set a few back for repairs.

Do not use anything with a pressed paper backing - one spill will ruin it.

I avoid sheet vinyl. One tear or gouge is next to impossible to repair.

Absolutely no carpet! It's a maintenance nightmare and high expense.
