NYC rents drop to 2011 levels

NEW YORK (CBSNewYork) — The coronavirus pandemic continues to affect the Manhattan real estate market.

According to StreetEasy, the median rent has fallen below $3,000. That is the lowest price since 2011.

The third quarter of 2020 also marked the first time since 2010 that Manhattan, Brooklyn and Queens all recorded year-over-year rent declines.

StreetEasy says renters are no longer willing to pay the so-called “commute premium” of living in Manhattan, because so many people are working from home. --73.215.xxx.xx

The city that never sleeps doesn't sound appealing if you can't go out and enjoy it.

So since commercial real estate values are based on net income values - what is the cost of the virus? --24.101.xxx.xx

I imagine working from home is somewhere without taxicab horns and sidewalk music blasting everywhere, some folks want to have the biggest house - car - appliances and then some folks want to stay far away from those other folks. --76.188.xxx.xxx

I did read where people were moving away from 24 hour cities (NYC, LA and Chicago) to 18 hour cities (Cleveland, Nashville, Denver and Tampa).

I laughed when I read that as I live where there about a 9 hour city then - then the sidewalks get rolled up. After that we turn the stop light into a stop sign. --24.101.xxx.xx

New York City is going to have some very real problems. I've read that only 10% of the office workers are even going into the office. That alone means that all the transit systems are in big trouble. Their entire capacity and infrastructure is set for millions to commute into New York City. That would equally apply to transit systems in New Jersey and Connecticut. All that's of course is an issue before you even talk about real estate. --209.122.xx.xxx

You know they are only talking about Manhattan, right? There actually are not a lot of people there after 5 pm on a week day. It's the least populated borough. There is also reporting in the wsj that after a long winter in small-town USA many city folk will be so over w that lifestyle choice. I read a good story once. city folk move to country it's beautiful fall, first snow is wonderful n deer are cute ends w plowed in driveway again and cursing deer on icy roads or something like that. Perhaps it was passed around your office back in the day. --24.194.xxx.xxx

Tourist destination here. Folks from NY, NJ and other points north are going around neighborhoods here knocking on doors...most houses are selling at full price and in record time. Days.

People figure if they have to shelter at home it might as well be at the beach. Except they have never wintered here: it's not snow like they are used to, no, but it's endless wind and rain and nor'easters worse than hurricanes because they last for days at a time. And constant watching of every Atlantic storm, wondering if this will be the one.

I hear stories all the time of people who have spent every summer here for years, it's "their dream place." Then they winter here and say "Yikes. I'm going home!" --50.82.xxx.xxx

WMH, I concur. The first time we were here (OBX) during a nor'easter, my husband had to get up and put tape all the way down the seam in the "slider" before we could go to sleep! The whistling was so loud we couldn't believe it.

Just like yesterday, when we got here, it was beautiful and sunny, today, not so much! But I love it here what little time we can spend. --47.133.xxx.xxx
