Dilemma, tenants are not paying for the damage bills. I know on my lease it said we can take it out on the rent payment, then they ll fall short on rent. Eviction seem to be tricky during this time.

What would you guys do with tenants that are neglecting to pay their bills?

I have a list of people that I don't plan on renewing or increase their rent enough where it can offset on some future bills with month to month term. --68.116.xxx.xx

Here in the San Fernando Valley of Los Angeles it can get very hot, something like 115 degrees. So one of my non-paying tenants with fake C-19 pandemic reasons said their A/C is broken and can I fix it today?

This tenant has over $100,000 in her retirement account and thousands in savings, as per her application and documentation. But because her hours got cut and she's making less money, she has decided that RENT isn't an important debt to be paid...

So I told her that my A/C guy is back logged and he won't be able to get to her a/c until the middle of next week!

She screaked! But "Robert" you are a licensed contractor with heating and a/c credentials, can't you fix my air conditioner today?"

I replied, "but Susan, you are not paying the rent so the owner can't pay me for my work! I don't work for free!" She then replied, but Robert you are the owner of this property. I said, yes I am and I give myself an allowance each month from each tenants rent. You haven't paid so I'll have to get a Company to come out and fix your a/c, they pay them from the general account.

Since she can't live without air, she agreed to leave me a check on her kitchen table, if I would fix it tomorrow. I agreed.

It was only a tripped breaker, no big deal took me 20 minutes to drive to the property and re-set the breaker. Nest I took her check to her bank and cashed it..

SO this is how I get tenants who don't pay their rent to start paying if they want premier repair service and not wait weeks for workers during the pandemic shut-down. --47.155.xx.xxx

Damaged has to charged or the vandalism will continue or get worse. Now is a extremely difficult time to evict as no party wants to see tenants getting evicted before a election. Eventually where constitutional rights are being violated governments need to taken to court with a class action suit. Taxes are not going to be forgiven. If the 'repairs' are not involving health and safety issues, I fix what I can in my own time. Safety stuff I fix immediately and then keep a log of the costs to deduct on my income tax. When the tenants move out, I can deduct repair costs from the Cleaning Deposit. I've tried demanding money immediately, but that just caused nasty interchanges. Like, who broke the huge kitchen picture window? Her dog did it trying to get to another dog outside. She insisted someone tried to break in. Glass shards all over 'outside'. I fixed, demanded the money but she just became a major pain. Now I just avoid confrontations and handle the costs down the line. I hate arguing with Tenants. Life is too short. --72.199.xx.xxx

Yes, 2021 landlords can go in and play with the tenants lol. We are weeding out the bad tenants for sure. Bend us now but you can go so far. I like to address problems before hand before the move out for sure. Would not want to exhaust my deposit even tho most places we have 2 months deposit. It is always good to have a place to vent to tho.

You can’t evict if partial rent payment is made, or excepted? If it’s you can’t evict if partial rent is excepted can’t you deduct the repair, then refund the partial rent payment for the reason it’s not a “full payment”? Just a thought, I don’t know your state laws. --174.242.xx.xxx

Just found out they are going to break the lease, since they are separating. That might be a good thing. We usually like them to move peacefully and not have to evict unless we have to. --68.116.xxx.xx
