ADDENDUM: TENANT agrees NOT to USE the fireplace. The fireplace is for Ambiance only. NO flame shall be allowed or maintained in the fireplace.

We have had the fireplace examined and it is not capable of supporting combustion. Therefore a BLOCK has been attached and shall not be removed for any purpose by the Resident or their guests..

My tenants were given addendums during the lease signing saying they can not use the fireplace due to safety concerns, etc. I also posted a sign inside the fireplace, that it can't be used.

SO when my tenants were away on a trip, they allowed a friend to say at the apartment. The guest decide it would be nice to build a fire when having a lady friend over. The guests didn't know how to use the fireplace and left the flu closed. Smoke backed un into the unit making everything inside get covered with smoke damage...

It cost me $4,000 to paint and the tenant lost $30,000 in furniture and clothing. All because the tenants removed the sign, "do not use", and didn't instruct the guests the the fireplace wasn't for use...

Now I install plexiglass shields over the fireplace openings so they can't be accessed. --47.155.xx.xxx

After you have installed a plywood insert inside and covered the flue stack outside so the rain will not decay any more mortar creating carbon monoxide problems use this sample letter, tape one inside a kitchen cabinet and onto the hot water tank so there is no excuse for having anything burn inside the house. -->

Consider installing a gas fireplace where it is impossible to to use wood. Upfront cost where tenants should not using a wood fireplace or wood stove as requires a lot of attention along knowledge on how to use in a safe manner. Wood fire places are very inefficient where a wood stove insert is much more efficient as there is secondary tube where burn wood gasses. --147.194.xxx.xx
