If you are the type to pull permits (we sometimes have to!) then a word of warning: keep a record of them.

Our county (maybe the state) has adopted the federal records-keeping timeline of 7 years. SEVEN. That's nothing in the lifespan of a property.

When we were told this, I asked our County Clerk to send me all records of all permits on record for all of our properties. It took a while but she got them to me. Piece of mind. --50.82.xxx.xxx

Had a Realtor friend tell me about a house that's been here since 1988, lived in, taxes paid, utilities etc. Owner sold, and town tried to tell new owners that no permits had ever been pulled for it so they had to tear it down.

I don't know how it was resolved, but the house is still there. But can you imagine? --50.82.xxx.xxx

I've been a landlord forever (42 years) and also a licensed contractor. My City, Los Angeles, has moved their permit records from one storage facility to another due to:

Floods, Roof Leaks, Fires, Rodents and other issues. Because of this complete years worth of records are gone. While computer records have back ups, not all data has been transferred over.

Back in 1979, I converted a front house attached garage into a master suit with a bathroom and walk in closet. In the back yard I constructed a detached garage off of the alley access. All done with permits.

During the last 15 years, the city keep on sending me out notices the garage conversion is illegal and I have to put it back to being a garage so the property has off street covered parking, and nothing about the free standing garage in the back yard.

Even though I've proved the city with a copy of my original signed permit, the city still hasn't resolved the permit issues.

And keep them in a fireproof safe, with other important stuff like deeds.

I'm currently renovating a house in a county that had a fire destroy LOTS of land record 29 years ago - including mine. So don't count on the city / county to have them - any of the records. --70.160.xxx.xxx

Homer, I believe building permit is the proper term. Depending on your local laws you are required to get a permit for certain things. I have personally never gotten one so I don't really know specifics. --73.120.xx.xxx

Idea... What about taking an additional copy and filing it with the deeds office ? That way there should be an "official" recorded copy in the gubment records.

Our codes office is a bad joke that is being used as a political weapon and a revenue source. If the inspector doesn't get a per inspection fee, good luck getting someone to show up. If they DO get a per inspection fee, then good luck passing inspection the 1st time around even if everything is perfect. And they wonder why most people are doing improvements without a permit.... --152.97.xxx.xx
