I am an owner, investor, manager and licensed contractor. My clients and friends that have the same problem, tenants that make false claims hindering an owners ability to conduct normal business, hire me to do routine inspections and repairs.

One tenant claimed the owner of a townhouse was a slumlord who refuses to fix anything. Then the owner contacts me and gives me cart blanch to fix or do whatever is necessary.

I contact the tenant and set up an appointment. 24 hours before the appointment I post a 24 hour notice to enter.

I show up for the appointment and the locks were changed and my keys don't work and no one will open up the door. I leave a message for the tenant, then I drill out the lock and replace it with a new one, giving myself access. The tenant calls the police about unauthorized entry.

I show the police my work order from the owner and a picture and copy of my posted 24 hour notice to enter. I have complied with the law. I ask the police to fill out an incident report, I late get a copy for the owner.

Now we can prove the owner hired a licensed contractor to take care of any problem and the tenant refused entry. Then when I got inside they called the police.

Once in the unit a made a list of tenant violations and gave the tenant a Notice to Comply. SO instead of the owner having a dark cloud over their heads, the tenant is the one causing problems.

This went well with Housing and with the eviction courts. We got the tenant out, sued for damages and rented the place to someone else who appreciates a nice place to live. --47.155.xx.xxx

Prevention is a lot easier then handing the keys through the gates of hell. Thorough credit checks on all adult applicants no exceptions. Problem tenants will often take rental applications then never come back as they already know they will not qualify. Some jurisdictions government fund tenancy advocates tell tenants how to play the no rent game with taxpayers money. On a credit reports there maybe a few rental places that come up on the credit reports which are not on the rental applications where a can check out what happened there. The odds are one out of three are a problem tenant. Consider contacting a landlords association where can get some help to deal with this situation. Problem tenants will always look to start another eviction along with completely trashing out a rental unit or rental home. If they find a rental does not run thorough credit checks then this is a never ending story. Prove there are no building or fire code violations then if there are rent arrears when courts open will have to start eviction. Better to communicate with text where record all the texts as they can claim harassment. Never discuss rent where only start with the eviction process. Hand her a 30 days notice of non-renewal today. The CDC eviction moratorium only applies to tenants who can't pay rent due to C-19. From how I read it, you should be able to remove her by filing a hold over case.

I think the concern here is regarding an impression of retaliation because the tenant keeps filing violations.

Is the tenant current on rent?

Welcome to the club. I have a family that has caused us considerable grief with unfounded complaints, yet they refuse to move. They have taken us to court several times in a 14 month period for unsubstantiated claims. We send a contractor over to inspect. They find no problem. They have not paid rent for three months. if a tenant is on one side of the door telling you don't come in and you are on the outside of the door drilling the lock so you can go in, you are basically asking to be shot in my area. Doesn't matter if you posted a notice or not ... the hole in your gut will be the same size ... and I'd guess in Pennsylvania, the tenant isn't getting arrested. --72.70.xxx.xx

My tenant got two months behind in February and I gave her an eviction notice, and even though she got current then, ever since it has been hell with her because she has security issues feeling that she is not in control. She tells me what an awful person I am on a regular basis, and raises fits every time I go over there. She was missed off about me shutting the water meter off one night for a water leak, so she hasn't paid Oct rent. On Oct 15, I served her with a 30 day lease termination because I was so sick of her crap I did not feel I could leave the state for the holidays with her in my unit.

On Tuesday eve I went over and audiotaped her unauthorized and authorized dogs barking while changing the HVAC filter. After changing the filter, I came out and turned on an exterior water faucet to water some plants. The water faucet is near the window and her unauthorized dog is so out-of-control that he crashed through the closed window. Her and her unauthorized tenant boyfriend came out and started yelling at me and videotaping me and claiming I am there again because I'm always harassing them and skulking around late at night. It wasn't even 7pm.

So last night I taped a notice to vacate on her door for the unauthorized pet, and today she contacts me telling me that its not an unauthorized pet, it's a service animal. --75.142.xxx.xxx
