I know this is a topic that gets brought up here on occasion.

At an assisted living home, you are charged two months rent as a move in fee. No security deposit.

If you are only there two days, too bad - they keep it all, plus that first month's rent. If you are there for 10 years, nothing additional charged for damages (and there clearly are with many old folks)

I'm guessing the law of averages works out for them.

I use move in/move out fee. I count as income when move in and count as expense to pay move out fee.

I suspect that the laws concerning assisted living are a bit different. It's hard to imagine getting away with charging 2 months in move-in fees and not refunding anything if the tenant left after two days.

If I had two months security deposit and a tenant left $12,000 in damage, I wouldn't be happy to not get any more money. (although I did have a tenant do $12,000 in damage and then declare bankruptcy, so I never did get any more from her) --76.178.xx.xx

I am inclined to believe folks in assisted living are probably not using there walkers to bash in holes into the walls.

I also doubt that when I am not looking that they are drag racing wheel chairs down the hallway.

I am not sure how they can do what they do, but I am thinking the state is involved in the payment too. If Wolf can make a buck and take yours - he will

Seeing my husband’s grandmother and her housekeeping and dog along with walker/wheelchair marks on walls. They will go in after and do a full deep clean, repaint, rip out all carpeting and replace. They will use a lot If not all of that 2 month up front fee. --107.77.xxx.xxx

With all of the Covid-19 rent restrictions, I now charge First Month's Rent PLUS 2 months security Deposit.

With a previous tenant I had him sign my printed out pictures of the unit's condition before he moved in. Then when he gave me his 30 day notice to move out, I set up a Pre-More-out inspection and tool another set of pictures. I provided him with a cost list of Deposit Deductions based on damages observed during the Pre-Move-Out inspection. --47.155.xx.xxx

Ray, I'm talking about self pay ... no assistance at this place.

Still Learning has it right.... plus they provide the furniture so due to potty issues, the mattress and lazy boy also are going to need replaced.

Probably right about them having different rules than landlords ... because I'm not sure what their rules actually are. I lightheartedly asked one time what they do if someone doesn't pay and he said "that doesn't happen here at our facility". --72.70.xxx.xx

Thanks for that info.

We LLs MUST make changes to adapt to life during and after the pandemic.

For years we have been charging a Non-Refundable Option Fee for RTO leases on ALL our homes. AND we charge for cleaning / repairs at move out. Similar to the Move In Fee concept.

This is one of the changes we made to survive the Great Recession. An d now gives us wonderful profit.

When dealing with well qualified, easy to garnish residents, reducing or eliminating the deposit may be the best incentive for the prospective tenant to choose my house.

Move in fees, add on fees, Rent rates and deposits are all adjustable so as to make the best presentation. Some prefer to order a lacarte, some choose today’s special.
