Curious how you deal with people that inquire who you've already screened out previously? whether it was last month, 6 mos ago, 1 yr ago, 5 yrs ago?
I attach my phone screening notes to email inquires and categorize them (zillow, zumper, craigslist) into folders based on the reason I rejected them (criminal, credit, income). When someone emails me, I search by email and name to see if they've contacted me before. If so and I rejected them , don't even bother doing anything else.
(sometimes I don't even need to do phone screen or court record search if they've included their income or credit info in their zillow profile!) --50.4.xxx.x |

ALL serious inquiries (meaning they took the time to follow instructions and fill out my pre-screening Google form) automatically end up in a Google Sheet. I have started making separate tabs per year, just to contain the volume. But I can search across all the tabs.
Funny how a name sticks with you, though. I often find the same people inquiring over and over, different units, any size, any place. They never qualify for anything... --50.82.xxx.xxx |

I keep the paper applications I need to process a credit check about 6-7 years sorted by date then name so it is a bit tedious flipping thru the file cabinet where I have to store them but worthwhile to cross reference maiden names so in about 20-30 minutes I can check where the dots did not connect last time and see if they moved the target this time. --76.188.xxx.xxx |

Life is too short, and circumstances change. The mom on welfare may get a steady job as a city bus driver once her kids are all in school. The perfect tenant may get cancer, nearly die, and end up on disability. The two-wage couple may split up and leave the lower earner in the house. All of these have happened with my tenants. I prefer to screen them according to their current circumstances. Court cases will still show up when I screen them. --104.230.xxx.xx |
