So me and my husband disagree on something and I told him I was going to put it out there to see what other landlords have to say about it. I think I am right but let's see. We have one rental property it is a three family. Every Tuesday evening my husband realizes he has to visit the property to put out everyone's garbage out for the next day when they come to pick it up. I told him he should not be doing that each tenant should put their own garbage at the street. This is written in their lease and he keeps doing it. We have two new tenants for two apartments and one tenants who has been there a while but never had to do it because he does it. I told them all that each week they have to put out garbage Tuesday night. He still is going to do it. He said they won't do it and that it is our responsibilty as the landlord. I do not agree. He is sick tonight and realized he had to drive over there to put out garbage and asked me if I could do it. I told him I reminded the tenants and he said it's our responsibility. I texted both tenants that said they put garbage out but he still needed to check. He comes from NY where fines are issued but we are in CT and he also worries about attracting bugs but he needs to give the tenants a chance, they will do it. So what do you all think. I dont think we should be doing it.

My husband and I are having the same disagreement about garbage...in the fall the disagreement extends to leaf raking too. He spends a whole day after Thanksgiving to rake leaves if they haven't been raked by tenants already. No, he is not retired in fact he usually is tired when he realizes "oh now I have to go over there" and since I am not working right now,he asks me to go. This is the first time in years I am not working full time and in school due to corona, he thinks I should do it. I have filled up my day with doing so much stuff around my house, homeschooling my 12 year old son and managing the rental stuff. Even so I will not do it to make a point. --32.213.xxx.xx

I have a ton of buildings that have individual trash cans, provided by the City, for each tenant's use. One Black bin for common trash, one blue bin for recyclables for each tenant. Then one green yard clippings bin for each building.

On my larger buildings I have the manager move out and back in each bin each week. On properties without a resident manager, I pay someone to put and and take back in the trash bins.

On Sunday a neighbor that I pay to put out the trash for 2 buildings I own on that block died, so yesterday I had to take out the trash cans myself. Before I had a tenant in each building do the trash, but one died and another moved away.

For my SFR and Duplex, in the lease I have a tenant do the trash, or have my gardener take out the trash an I have a tenant take back in the empty cans. --47.155.xx.xxx

We did used to take it out for over 20 years and when COVID hit we said no more and now the tenants take the trash out and bring the barrels back in. If they don't then then know that they will have no room to in their trash for a week. It's been working great, we'll see how it goes when it snows out. --66.30.xx.xx

We have houses in two counties. In one county, the cities provide trash cans. We make sure they are on site when lease begins and that's it. If one gets lost or broken, Tenant pays $125 replacement (heavy duty cans.)

In the other county, trash services are not provided at all. We have several free transfer stations where you can haul your own trash, and that's what the renters do. Or they take it to work with them, I'm told.

My husband hauls our trash (because we live in the no-trash pick-up county) and he also takes our downstairs tenant's trash just because it's right there and he can. It's just a courtesy.

If people are too irresponsible to put their can out and take it in, they are too irresponsible to rent my $$$$$ properties. --50.82.xxx.xxx

The number of units is irrelevant, but "scaling" the number of units should help work thru the thought process. 1 unit or 10,000 units: the answer is the same, but one scenario creates more emotional/physical anxiety than the other and clarifies what your responsibilities truly, and that is "whatever we agreed to in the lease." --107.216.xxx.xxx

Both my own home and my rentals have the massive 95 gal trash bin AND 95 gal recycle bin. The recycling is only picked up every other week, so I got smart and only put out the trash bin when the recycling is also picked up. I hope my tenants are as smart in the winter!

Your 12 year old son should be doing it.

I move the trash on a few of my shacks, for the others I can not.

I don't worry if your husband does it or not, He does it for whatever benefit he sees. I would not challenge him. He is there once a week to observe the property, he protects the property from fines.

If he is sick, or busy, he need not go. The teni will see that he does something he does not have to on a regular basis. If they notice, they may stay longer.

If you have people lining up to rent the apartments, simply tell the teni that their lease will be terminated if they fail to put out and and bring in the trash receptacles on a schedule determined by the city.

I never trust teni to rake leaves or cut grass. Putting equipment in the hands of tenants seems very trampoline to me.

I agree with the others--if they're not competent enough to take out the trash, they're not competent enough to live in one of my properties. While I agree 100% that tenants should be putting their own trash out, I wouldn't fuss w/husband about it. Everyone has different ideas of what "should" be done in life.

I wash dishes once a day. I don't dry dishes - they sit in the dish rack until morning. I know folks who get a drink of water, wash, dry & put the glass back in the cupboard.

Some folks fold underwear in the drawer - others have a jumbled mess.

Some folks pick up grass clippings, some mulch, some allow it to lay in a mess on the sidewalks.

I agree your husband is either trying to contribute (erroneous in my opinion to the rental business,or trying to find a sense of purpose, or just being a martyr.

Should never have been done in the first place but now you might use the pandemic to old tenants. "we now can no longer put out trash cans due to trying to keep down visits. You will have to put them out your self, Please remember this date and put them on your calendar"

Yeah for a few months you might send them post card reminders a few day before, just to get them accustomed to doing it.

I have a condo. Within the condo fee is the service to take out trash from parking garage to the dumpster. I must say this is a huge plus over other condos for rent or buy. However a service comes and does this not a residents husband. Are you getting top dollar plus for rent? Are the units hard to rent without this service? Does this service give your units an advantage over other units? Are you advertising this benefit in your advertising? Is this service listed in your lease agreement? Ask hubby to search his intention -- if he is doin this out of FEAR or obligation of lease agreement or to be of service or help to you. It's certain awesone if him. With two new move ins that would be a perfect time to make a shift. If discontinuing the service i would give them 30 days change notice. That the service is stopping. Then i would make dinner reservations or sign up for a class or some obligation every Tuesday night until hubby establishes a new mindset. --99.203.xxx.xxx

I have several 3 family houses in New Britain and for one of those I have an agreement where I give the 2nd floor tenant a $300.00 gift certificate to Walmart around Christmas time in exchange for her taking our and putting back the trash cans. It works out great because I have the trash taken care all year and know that my gift card is going to pay for some nice Christmas gifts for 3 lower income household kids. --67.186.xxx.xx

let the folks know that you have an exciting new service you are offering...THEIR trash to THEIR curb! the fee is $xx/week

let them know it is not mandatory but rather a special "trash concierge" service for their convenience. good news, the many prior visits were complimentary!

as big boys and girls it is preferrred that they do it, but let them know that if they miss a week it is allowable 1x per 3 month period. and if they miss more than 1 in a row there will be a special service fee to remove their amassed 2 weeks of garbage. can't have that trash piling up.

or just raise the rent so it makes it worth hubby's time and be done with it. --76.95.xxx.xxx
