I recently purchased a 2 flat that had a 3rd small apartment in basement problem is there are only 2 gas meters and two hot water tanks- the basement and the 1st floor share one heater and one tank it is a small amount for basement apt heat , can I just leave it billed on the 1st floor bill or do I have to ask them to split it --76.230.xxx.xxx

Not sure about MI, but if this were MA you would be required to pay for the shared gas, and you would need to repay the first floor tenant for any past gas bills they paid.

You either need to split the service, or pay this yourself, adjusting the rent to reflect your increased cost. --71.233.xxx.xx

There is no way to determine natural gas consumption without installing another natural gas meter. Heat loss along with use of hot water can be vary as different living styles. While the upfront cost maybe high where over time the conversion will pay off. There are no equals in natural gas between rental units. Get a estimate on the cost then weigh out if the cost is worthwhile. Generally any utility consumption is going to be less if the utility belongs to tenants where they are going to conserve. Equal bill is going to challenged where may have to live with or install a separate gas meter along hot water tank. --147.194.xxx.xx

I have a 3 bedroom house with a small one bedroom house behind it. They are on the same water meter (and the water utilities include trash service). I tell the tenant in the main house that they are responsible for the water/trash bill and "discount" their rent by $50. Before I specified the discount, he was negotiating with the one bedroom tenants to get them to pay a portion. That was creating conflicts, of course. I haven't had any other issues since. (Or really before, for that matter - and I've rented the houses out for 15 years.) --68.0.xxx.xx
