We have a company one that has our rentals on it... but I have not completely kept it up, when there is 1 vacant unit in our portfolio, I don't go in and change it... but I should.

But... we had a tenant move out and they sent in a nice letter about us and our property and I wanted to put it on the website.

Thoughts?

I do have a website, but it's primary function is pre-screening and applications. Yes, we list our vacancies there, but since we don't appear in the top 100 listings on a search engine in our areas, the primary "Driver" to our vacancies are the sites like Zumper and Apartments.com.

To get into the top of the Google pile, you have to be either extremely marketing savvy and spend a ton of time updating or spending big $$$ to hire someone to help you outpace the big boy complexes, etc. They spend hundreds/thousands of $$$ per month to keep their ratings high. Not worth it to compete with them when I'm getting rented "as is" in a week or less. --107.216.xxx.xxx

6x6 - I did call them and thanked them for the nice words! And I asked permission to put it on the website - just first names of course and they said it was ok.

One of the tenants that I never wanted to leave, but I understand their situation. They moved an hour South to be closer to family with all of this Covid stuff going on. They are an older couple.

We have a website but we only use it to hang our policies and procedures out there, as well as our pre-screening questions. It's old and outdated but that works well enough.

LIke WMH, I used to list all our places, available or not. Upside was those looking could tell we kept up our properties as they were equally kept up. Current tenants can see what's coming up if they need to downsize or upsize, and some have moved from one of ours to another. They can easily send friends to our site to see if we have anything that interests them.

On the downside, it may have confused some as to why unavailable units were on there. And depending on the property taxes, the prices may not be what I would charge an incoming tenant. That's when the market may command more and when my largest rent increases occur. --75.11.xx.xx

Thanks for the reminder to update the website. :P

I use it mostly to host my application for prescreening. I also use it to give a heads-up as to what's coming in the near future, if someone needs a particular kind of house. Otherwise, I'll just say we're at 100% occupancy since (date).

Yes to the web site.

You can make one fairly easily and for free on weebly. Takes a little practice to make it work but then you can just tell prospective tenants to go to the web site and download the application etc. Makes you look more legit too.

I created a website after reading a thread on this forum years ago. I used Weebly since it's free, though I did pay for a domain name. It does seem professional as it's nice to give a link to prospective tenants and now I have an email with the domain which seems so much more professional than the yahoo account I was using. I list my rentals on it when they are vacant and potential tenants can click for my pre-screening form. I like others ideas of putting utilities on there as well as policies and procedures. --68.0.xxx.xx

Yes. If you have 15 or more units, get a website. Use it to advertise vacant units, show pics, vids, do your application. Make a FAQ page... people ask a question... point them in that direction.

i'm also on weebly. Easy to use, still looks good. Don't need a website to compete with google or apple....

About 6 yrs ago, I removed my phone number from the "Rent" signs. Sign maker said I was crazy. I went from 3 hrs a week on the phone answering questions to nothing. I could work finally. Still fill units. I replaced it with my website address...

If you do FB ads/marketplace... you can set up an autobot to reply. They ask "is it available"... autobot replies. Sending them to the website to fill out an application. --76.77.xxx.xxx

Having a website and updating is time consuming if you have only a limited number of units. So why limit the number of units it markets? I have a website and I have partnered up with about eight associates that know how to LL.

Just because I can't solve the leads problem doesn't mean that someone in my network can't. Another benefit of the loose network, I can shake them down every other year or so for a donation based on the number of qualified leads they get.

That system works. Don't tell them what there fair share is - let them toss out the number --24.101.xxx.xx
