My son and DIL found a house they want to buy. As part of the home inspection, they also had the sewer line videoed. The video shows the sewer line has collapsed in several places. Past the collapse, the line is blocked with roots.

One plumber said he could sleeve the line instead of digging and replacing the line.

What is better, a new sewer line or a sleeved line?

What is the life of a sleeved line?

The house is 60 years old.

Thanks for your help!

Is it old clay pipe?

I'd probably just dig it up, replace it properly, and get on with life, unless there's something that is significant/difficult/insanely expensive about doing so.

If it's for a house they don't yet own--- then those costs could be taken into consideration as part of the negotiations, if it's not the sort of house you just buy as-is. --137.118.xx.xxx

dig up. Sleeve is a band aid and if some has failed, more is likely to fail soon. Rerun the whole line if you can get them to. --23.126.xx.xxx

I am a licensed plumbing contractor. If I were to install a new Epoxy Liner, I'd first:

Camera the line and mark off with a locater on the surface where the problems were. Does the sewer line go under a concrete driveway, walkway or side walk. Are there tree's and vegetation that would get harmed by digging up the ground to expose the pipe? Is the sewer line deep in the ground under 5 feet? If so, you have to shore up the sides before a person can get into the ditch.

Second, I'd would remove the roots while watching my progress on the camera. Are the roots only coming in the clay pipe joints or has the pipe failed?

If the root come into the pipe at the seems, I'd use a foam treatment every two years and leave the whole thing alone.

Third if the pipe is damaged or there are too many roots, and digging it up would cost lots to re-plant later -- then I'd install a thick Epoxy Liner....

If the damage is only in one spot, then I can do a limited liner in the damaged area -- around 2 feet to 6 feet long...

In the past when possible, I prefer to dig up and replace a pipe, installing a two way clean out. Only when digging would cause a whole set of new problems, do I install a liner... --47.155.xx.xxx

Is the seller paying for this? I'd want a new line. --99.203.xx.xx

New line. Seller pays unless house is "as is." I'd still bring it up because now Seller has to disclose to any potential Buyer. --50.82.xxx.xxx

Replace the line, that is the best solution for the long term.

None of the plumbers I spoke to back in 2013 suggested a liner.

In our area we have Orangeburg pipe - house to street - that was installed in the 50s and 60s all starting to fail. Not sure about the clay lines as others have noted.

2013 I installed a new 4 inch pvc sewer line - house to street - with multiple clean outs - had to work with the city to complete the street tie in - went well and no problems since then.

What made the SIL have the drain line checked? --99.197.xxx.xxx

I am not sure of the lifespan of the liners but the utilities company here did that under the streets and that has been a few years ago now. I personally would want to put in new pipe with the two way clean out as Robert J mentioned. I like Robert J's reply though as he gives good examples of when you may be better off to use the liners. --73.120.xx.xxx

Replace.

Here, unless the line runs under a driveway or something like that I can get it replaced for less than I can sleeve it. --70.178.x.xx

Maybe a misconception. You, in almost all cases, may not need to actually remove the sewer line. Dig and lay new pipe right on top of old. Why dig and dispose of???

Once an old style pipe has problems-- put in new and give yourself another 30 or 40 years of sleep. --99.103.xxx.xxx

Thanks for the feedback.

This son has heard horror stories of sewer line problems and decided they should check the sewer line before closing on the house.

I have had several sewer line problems in the past couple years and another son had to replace the sewer line soon after they bought their house (that sewr line was covered by the home warranty provided by the seller).

Thanks!
