Sooo tenant that was in apt moved out after many years. It needs a full rehab. What are you guys doing these days ? Ceiling fans ? High hats ?

I know everyone here used to love allure. Is that still the best vinyl planks for flooring. If not which do you recommend ? I saw Costco selling one too recently.

High hats don't make sense. Hard to change bulb. I use good quality vinyl tile in 12 inch blocks and keep extra in case the tenant damages one. I use ceiling fans. Some folks use marble countertops but I replaced all mine before that fad. They stain. --71.104.xx.xxx

Vinyl plank that connects with a tongue and groove is the best in my opinion. Thicker ones that are a quarter inch thick with a pad attached are the best and easiest to install. You can get some good ones from Lowes for $2.78 a sq ft. --76.125.xxx.xxx

for lower end, use allure grip strip.

For medium end, we use LVT/LVP...make sure to get a decent thickness of wear layer...I stay at 12 mil or higher.

For high end, maybe ceramic tile or engineered wood. I prefer engineered wood over hardwood because it doesn't expand and contract as much with moisture, so less issues with creaking and waste of bent boards. Depending on brand, you can typically only refinish engineered hardwoods either once or never...so be aware of this.

There are many types of options within each category. For example, some engineered hardwoods are floating, some are nailed down...I prefer floating. --99.92.xxx.xxx

I just go to the tile store or HD and see what they have that looks nice and classy. Make sure there is extra and it's not a close out. The old style asphalt tile is good too. If you lay them out straight and don't flip them like a checkerboard, the simple flecks in them make your vision erase the lines. --71.104.xx.xxx

Yes we are doing ceiling fans. And nice pretty vanity lights, nice bright bathrooms with exhaust fan in bathroom on same electric as switch so it comes on one switch. --172.56.xx.xxx
