The housing market is definitely being held up fictitiously and has to come crashing down at some point. How much longer can this go on.

That's right 6 x 6, it doesn't add up. And the more that you look at, the more does not add up.
There is a housing BOOM right now and houses are flying off the shelves, people are moving all over the place. What's the difference between moving when you're buying a house or moving if you're being evicted when it comes to not spreading the bogeyman germs?
If stopping evictions stops the pandemic, then they should also be stopping house sales. There's absolutely no difference. You are still physically moving the human body from one location to another.
The only difference is the capitol gains tax that pours into Washington as a result of a house sale. No money to be made from an eviction. But a voting base to gain. --70.44.xxx.xx |

The trouble with the whole thing 6 x 6, is that we really cannot navigate this. Investors by nature are problem solver's. However, there is no end in sight to this madness and there are conflicting rules all the time. We don't know where to turn to solve these new problems.
One day we're doing this, the next day we are doing that. So until they stop shuffling the deck, it's anyone's guess.

Well stated NE. The game is now rigged. And we all know that anyone choosing to live rent free for months on end is just taking advantage and will never come up with that back rent even if the law says they have to.
And what Del said is true. But I don't think tenants are going to like the results when only the big players are landlords...if it comes to that. There was already an article about one of these huge companies (can't remember the name) in the NYT and how they provide terrible service and nickel and dime the tenants.
In ten years we'll be hearing complaints in the media about these big companies and hedge fund landlords "someone has to do something!"

It's better than the current ban and it's keeps people from getting mingling more and getting infected. My read on the article it is a House bill - Dem backed - Cancel the Rent - Progressive group. If the Senate remains Republican most of the eviction moratoriums should end or start to phase out early 2021.
If the Senate turns Dem and B goes in you will see more and more of the gov providing housing for the poor or any body who fits the Progressive narrative. It's about votes, housing is just vehicle to get the vote. If you were receiving Section 8 or a Rent Voucher who would you vote for? The article said they would give $50 billion in rental assistance which they said was about up to $80 million per state. If I divide $50 billion by 50 states, my 2nd grade math tells me that should be $1 billion per state not $80 million.
A Massachusetts told me that that this state estimates that it would need around $200 million which is more than double of the $80 million.

Our sole income is rentals. Where in the law does the government have the right to commandeer my property to house others without compensation? So we will go without income so that others can live free?

I have recently made changes to my written criteria:
1) "No evictions." I used to allow one eviction if it was at least 5 years prior, the judgment had been paid back, and they'd had a solid lease since then.
2) Double security deposits on anyone with more than 2 collection accounts; I don't care how small they are or what kind of debt they are.
Why getting tighter? I can't take the risk. I'd rather sit vacant than let someone tear up my house and not pay rent.

The rental housing assistance is completely secondary. If you don't think it is enough you should contact your congressmen and congresswomen. They seem to have no problem giving multi billions of dollars to other corporate interests over and over again. Yes it is not fair, yes it sucks, yet it is what it is....
I know 10 people that got the virus because they didn't want to be seen acknowledging the virus exists. 2 of those 10 people went into the hospital. Are you saying that those 2 people are special and have the option to go to the hospital when you don't or going to the hospital when they shouldn't? I suggest the situation is worse than what you think it is.

JAC, this bill was initially proposed by Ilhan Omar BEFORE Covid but modified afterwards. In fact Kamala Harris also proposed a similar bill in 2018.
Omar's bill called for 10% equity to be awarded to Tenants after some period of time (have no idea how that would work) and that LL would need to pay for child care, financial education etc for Tenants *IF* they accept the government assistance with rent. I have no idea if that is still in the bill, I should go read to find out.

As a matter of fact, house sales will spread it tremendously more. Bankers involved, title companies, appraisers, inspections, closings. Evictions can be done remotely. A lot of housing sale stuff cannot.
You cannot explain that from a scientific standpoint. It is because it's completely political.

I got to think they're going to be hesitant to finance any sort of loans for the purchase of multi-family or investment property. I concur with NE. The eviction moratorium or any other excuse the left uses to provide housing to those that can't afford it is only a cover. CANCEL THE RENT is the goal. Provide some thing to people that did NOT earn it. Pure entitlement. Section 8 - Rent Vouchers all to put someone in a house they can't afford.
BUT let's look at it another way. If the gov stopped all rent support what would happen to rental rates? Probably go down.
Think about food stamps. Who benefits the most - farmer - grocery or the recipient?
In the end the smart investor, such as the LL on this site, will probably come out ahead.
