Date of birth 1966. Retired county worker. Claims to have 704 credit score. she is on retirement pension, collects around 50k a year. 2 bankruptcies in the past one in 1999 one in 2015. Lives with her mom 15 minutes away from my place!!???! single. Thoroughly checked the apartment, had good questions. I think she wants to move in someone else knowing that I cannot touch her (retirement not garnishable)….or take a chance with some bum…

50k is legit. got coppies of 1099-r for 2019. her BK filed in 2015 showed her as a county worker for 27yrs. makes sense. she can afford it...problem is their minds r wired around cancel-rent ideas and giveaways.. --24.13.xxx.xxx

This is what I am gonna do. Since she plays 18yr old I will treat her like 18yr old..i will ask her mom and pop (both on title) to be cosigners on that lease agreement. They have a delicious property almost paid off. If the lil one screws up I will sue for possession and money (so called joint action), attach money judgment to the house and sell it at judicial sale. There is ton of equity in the house so 3rd party bidders will fight for it. 1st mortgage will get paid first (maybe 30k now, house worth 80k as is, 190k fixed up), then me, surplus if any goes to homeowners to set them up for a journey to MS. Seems like a fun project. lets see

Been there and done that. They meet, they fall in "love", they want to move in together. They get in a fight, he leaves or she leaves and goes home to mama and you have an empty apartment. Getting in a hurry may be trouble. I don't see this ending well from what you have described. Then again, it appears that you don't either.

Why would you want to rent to someone that you think is a PITA before you even rent to them?

Did you not do a credit check?

What about a background check?

Stop talking yourself into taking this problem person.

Kick up your marketing and find a normal renter.

BK TWICE?? Enough said.

She is eligble to file on YOU in 18 months.

Cannot garnish - a no for me.

"Thoroughly checked / good questions" THIS is a flashing bright yellow caution flag. Typical of scammers. She was putting on a show to make you think she is "good renter".

Co-signor: just buying another headache. No guarantee you'll see any money from them. Cannot garnish parents on pension/SSI IF they are still alive. Never assume the property is free and clear. It MIGHT be today but one medical event or nursing home can take all the equity in the house.

what u care about atty fees ??!! if there is equity in the house everybody will eat after the sale. the only valid argument that i can think of is ...what if grannie who owns the place files for BK as soon as i get judgment against her and her daughter and BEFORE i attached that judgment to the house. in such case I am screwed my unsecured debt is extinguished by BK (only in america). if she files BK AFTER I file for foreclosure (based on the judgment) my debt is secured and in BK court I get another lawyer file proof of claim and get paid over couple of years with interest, atty fees etc ...well, i am not that bored so we will look for someone else ...
