Sold one. Not getting any interest in the money. Have to fight to buy anything. Maybe i should have waited to sell...miss the income on that house. Same terms and overage as above. Many reason to sell. But waiting for an opportunity market allows time for travel and lunch. Thinking of paying off a loan debt on another rental we own. Just sold two rental condos and have my 3rd one on the market now. Still have several 3 families which I intend to keep long term but thought I should take advantage of high housing prices and diversify some more into stocks. Altria (MO) sporting almost 9% and Truist Bank (TFC) 5% dividend yields is a no brainer place to hold my money for a nice safe return + add some tech stocks (Facebook, Google, Microsoft) for aggressive returns. Stock market looks strong and can be nice place to make $ while waiting from the next real estate down cycle, at which time can sell and add to rentals again. --67.186.xxx.xx |

We sold two last year, have one more set to close in two weeks and are about to list two more. Why haven't we sold the rest? Hard to find a better place to put the money. Stock market is manipulated by esoteric computer algorithms. Bonds--at these interest rates, no thanks. We're already doing about as much private lending as we want to. Robin/WI, that's what I was asking. What do you do with the money when you sell? We already have some in the stock market. In RE we have 30+ units, but these days can't find anything worth buying even if we had more cash to waste. Houses are going for double what we have paid just a year ago (we bought 3 in 2019, can't find a thing in 2020.)
On one street, we own #100 and #104. #102 sold recently for more than 4x what we paid for 104 and more than 2x what we paid for 100. They are all mobile or modular homes on their own lot. It was for sale for FIVE years, owner never adjusted price. But they finally got it. Although I wonder how it will ever appraise.
I hope it's a private home and not a rental, because it will never rent for enough to justify the price. --50.82.xxx.xxx |
