Prospect has 2.5 year old Pomeranian not fixed. She said it is indoor dog and will not have baby dog. Will the dog cause problem if not fixed?

I had a renal, a small cute 3 bedroom house in Woodland Hills, California. I rented to a married couple with a "dog", saying it's their child. It was supposed to be a fixed female dog with no aggression issues. Dog was also between 2 to 3 years of age.

My tenants each year went on a 2 week vacation and had the wife's best friend baby sit the dog in my rental.

One day there was something in the air, mating season. When the "best friend" opened the front door and entered the house, she said hello to the dog (was the 100th time this person visited the dog over the years).

The dog attacked the "best friend". An ambulance and the police were called to the house. The "best friend" needed over 100 stiches, and will scared for life. Legs, arms, waist, face, hands and feet.

As it turns out the dog was NOT FIXED and was a rescue with no known prior history available.

This was also a non-fixed Pomeranian, female... Males can be also deadly.

I visited the women after she got out of the hospital. I asked her how she was doing. She said her insurance only covers the first $10,000 and she will have to work and pay off the balance, over double that amount. I asked her why not have the owners of the dog pay for you medical expenses. She said, "Oh my best friend and her husband have no money!".

I then said, "they are liars. like when they said their dog was fixed"!. I then asked if she know this couple had given me notice, they will be moving in a few months, looking to buy a house. They have $70,000 for a down payment"! I gave her the phone number one of my attorney's... She got her medical expenses paid and another $50,000 to cover cosmetic surgery.

These dog lovers per others at risk and wouldn't take responsibility period! I never know a dog owner that paid a medical bill without asking over 5 to 10 times first.

For this reason if I take a dog, the owners have to be prepared to cover all related costs. --47.155.xx.xxx

My SIL's tiny schiz zue (sp?) tore her hand apart. She needed MANY MANY MANY stitches and almost lost the use of her hand - tendon damage.

I will not accept pets that are not spayed or castrated. Tell her if she wants the apartment she will have to have the dog neutered first.

Do a home inspection where she is now and look and sniff. Un-neutered toy breeds often scent mark the walls. That is both the males and the females that scent mark.

There is absolutely no reason to keep any pet dog who has not been neutered. None. If this is a female that has not been spayed, the tenant intends to breed her and have puppies.

Adding: once a year vet visit is fine. If the dog doesn't have any health issues, it goes in once a year for the annual booster and a well pet health check... and maybe a flea prescription (depending on where you live) --76.178.xx.xx

But these comments reinforce my theory that small dogs do more damage than large dogs.

CJ, you are going to continue to have problems with your rentals until you learn to never believe anything an applicant says to you when they are trying to talk you into renting to them.

Verify EVERYTHING that the tenant claims and there is no way to verify that the dog will remain with her parents. Therefore, treat it like it is a lie (which it probably is) --76.178.xx.xx

CJ, you nailed it, and it sounds like your prospective tenant would claim that she needed to bring the dog back into your place. I hope that you note exactly what Barbara mentioned and that you will deny this prospective tenant, due to a clause in your screening that includes what Oregon Woodsmoke wrote. I myself am going to add that to my screening list.

But after biting me just a couple of times and drawing blood - I am afraid I would have to punt the puppy.

Can a 5 pound dog hurt - yes.

But why would you allow it to happen to the point you are hurt that much? Are you certain it was the small defenseless dog that hurt the "guest"? Sounds like there might be more going on between the residents and the guest
