For years I've been wondering who has their feet held to the fire and is not compensated more than landlords?

Currently, with this West-Nile-Ebola-Bird-Zika-Flu influencing legislators, I've been wondering even more.

We know the banks get bailed out, Even GM stock holders took a dive, but GM was bailed out and new stocks were issued.

But what other profession is expected to get shorted by tenants, taxed and fined by cities and never compensated? (compensated is the wrong word. I'm simply trying to say that a state employee will not care about the landlord any more than a judge).

The only other people I could imagine would be doctors. Doctors are pretty much taken advantage of ......life devoted to education, then insurance companies step in and run their days and pocket books.

Can't think of any other professions. Who else needs to answer to Banks, IRS, State, State Licensing, Tenants, State EPA? If you are a Veterinarian you can simply close shop and move. Not really practical for many landlords who have their retirement tied up in real estate.

Hmmm. Surely not Journalists...they can do no wrong.

we have several dr friends who went private after o b a m a c a r e. how is that promise you will pay no more and always have a choice working ? I do know I had to pay the 3.85 surcharge tax on a house I sold in 2019. --107.77.xxx.xxx

When a tenant refused to allow me to effect repairs to their unit on a tenant caused problem, the City charged me:

$250 for an extra inspection fee

and

A $250 fine.

So I sued the City and my tenant in Small Claims Court. This was back in 1998.

The City didn't care that the tenant refused to comply. The City didn't care that after posting a 24 notice to enter to effect repairs the tenant changed the locks. A ploy so the tenant could get away with not paying rent.

So in my suit I tried to charge the City and my City for the wasted time I spent trying to make repairs. On those counts I LOST -- My time is considered WORTHLESS>

But on a second count, I had to pay two painting contractors a fee because the tenant broke an appointment with each of them and turned away the painters at the tenants door. No warning and no notice.

The painters were going to charge me $1000 to paint the apartment in 1 day. Since they lost time and had to split up the crews and go to current jobs, I had to pay a $150 each cancellation fee. I paid by check.

So I got those fee's, a total of $300 awarded to me against the tenant. A judgement proof tenant.

From then on, if a tenant is a pain to work with, instead of doing the work myself, I will hire a licensed professional and make the tenant pay. Pay the bill or I will raise their rent after the 1 year lease has expired, or 10% for each extra occupant....

One tenant refused to pay me $20 to replace a broken glass in a window. So I hired a glass company and paid them $160 for the service call and glass replacement. I made the tenant pay that...via a law suit in small claims court.. Judge couldn't understand why I just didn't fix it and spend the $20 for the glass. I explained if I did that, them I would agree that a landlords time is worthless.... I value my time...and so does my family.. --47.155.xx.xxx

I think contractor are a close second. Overzealous building safety departments, EPA, insurance, workers comp., and then trying to collect from your customers who are HGTV fanatics on a roman noodle budget. File a lien and maybe get paid in 20 years when the house sells. Almost as bad as politicians claim to have it. --64.130.xx.xxx

To Robert. In CQ. I have had more success suing the City or County of San Diego via the CPRA. When I get a a government notice, I send out a public records act letter. If the government does not respond timely or correctly, the government is liable for attorneys fees... Lawyers will take your case for free... County backed off on several tenant or code issues after my CPRA letter... --24.35.xxx.xx

Smowkowna, the veterinary field can't just close shop and move somewhere else. We answer to all the gov. Agencies just like our human counterpart, but add in most clinics also operate as a hospital as well as pharmacy (most Doctors offices do not) and we have even more agencies to account to. And to just "close shop and move" would require transporting oxygen, contolled substances etc. It's not simple. And now insurance is creeping into our business too.
