State Specific Question About: TEXAS (TX)
The Tenant that just left left our New Granite Countertops saturated with grease. They were new when he moved in - 2 years ago. They are a lot darker than they used to be. I do have before and after photos. I'm in the Dallas area. I want to deduct the expensive cleaning process from her deposit.
Does anyone have previous experience with how a judge would rule on this issue? --172.3.xxx.x |

No. But i would be having it cleaned and bill that amount. Pictures and service statements copies for everyone. --99.203.xx.xxx |

Jenny,
Granite is porous. How would someone clean it? I have heard that wine and bananas leave stains which cannot be removed. At Great Wolf Lodge their granite counters are stained from cleaning products around the faucets.
Me? Get a QUOTE from the granite company on cleaning and charge the res. Then just rub some grease over the rest of the tops so they match.

It amazes me why people would choose this product for a bacteria zone, maybe you can get them sanded down but it would not be recovered in court, better to throw them away, or use as patio decorations. --76.188.xxx.xxx |

You could try with a Judge. But Judge may say the tenant used a kitchen counter as it was intended.
For food prep.
And stains are expected on a porous surface.
May need a separate lease clause.
I know in at least some cites. It would be against health codes in a food prep area.
Granite is good if selling a house or for those that dont cook much.
You can seal it. But most are water based and dont last long. And of course can have the sealer coming off on your food. How long it last really depends on what type of cleaners of food juices it comes in contact with.

I would get it cleaned and resealed and charge her. I would also never have granite in a rental unless it was class A. --73.120.xx.xxx |

I consider it housekeeping. If i provide better products it should be taken care of correctly. --99.203.xx.xxx |
