WMH's thread got me to thinking. As baby boomers "age in place," the need for homes where they don't need to climb stairs may outgrow the supply of stairless ranches. Likewise, big houses like those in WMH's neck of the woods might have greater value if you could bypass the need to climb all those stairs. Has anyone checked into the ROI of modular elevators? Apparently they're cheaper than stick built ones and can be installed in just a few days. Could be a significant value-add, or not?

Several tenants and clients have had mobility problems. Broken hips, knee surgery and so on. Since I'm a contractor I have several manlifts.

One of my lifts is a JPG 32 foot 1 person lift, with a small foot print. This lift had a small ladder one has to climb up into the bucket. So I did a welding job and lowered the bucket. I put the lift next to the tenants second story balcony and cut open a section of their railing. I modified the bucket to have an easy opening of the cage. I installed up and down buttons on the patio and on the body of the lift.

I put a small ramp along the building with a railing that you can walk up into the bucket. Then push a button to be lifted up the the second story patio. there you can open the cage and gate at the patio and enter the patio there.

When my father had medical issues, I installed a lift at his house. New these lifts run around $7500 to $10,000. I got several used ones at auction for around $2000, plus $250 for shipping....

There is a small development near me that put small elevators in the first 6 units. The elevators go from the basement garage to the first floor & onto the second floor. Since they have only been on the market less than a week there isn't any real feedback on them. I imagine that if there is enough interest they will be adding elevators to the rest of the units. These units are 2 1/2 bath, 3 bedrooms, hardwood floors duplexes starting at $699,000.00. --71.174.xxx.xx

We of course have looked into elevators. Based on the shape of our house (A-frame) very difficult to do: would have to build a tall box to contain it, and walkways...$50k minimum, plus the elevator! To do it right.

Then there are the cargo lifts. We have looked into those too. It would be exterior, against our deck, and could take us to the second and even third story if we needed it to. That solution was less that 10k, I believe. So when time comes, that's the way we'll be going. --50.82.xxx.xxx

$20K-$50K for a real elevator depending on the technology. $5K-$10K for a wheelchair lift.

Elevators once installed may require monthly inspections where safety is important. Depending on the size of elevator then three phase 600 VAC maybe required. If possible where land is not at premium build on one floor where low maintenance. --147.194.xxx.xx

NE, 3 years ago a friend built a new house with an residential elevator. He selected a 3 person model with a wood paneled interior; I don't think that any option was deleted. He paid $30,000 installed. I believe a 1 person plain jane model ws priced at $12,000 installed.As JAC points out, the residential elevator is completely different from a commercial elevator. --67.43.xxx.xxx

Even the most basic wheelchair lift will be 15K - 20K installed. The price varies greatly based on height, from what I see to get a lift for a 2 story house your looking at 15K and up. The higher you go, the more it costs obviously. --174.196.xxx.xx

Got a friend who did a total renovation on their home, including adding a second story, and added what was needed for an elevator. At the time, 5 years ago, they planned to spend $20K for the elevator itself. The wheelchair person passed away before it was purchased, but after the support work was completed. --67.43.xxx.xxx
