About to approve new tenant. Both from out of town. She is getting a promotion to the job here. She is currently stying in a hotel. He is quitting his job in California to move her with her. Her credit score is 777 , his is low 600s. She makes considerably more money than he does at current job which he is quitting. They are not married, but plan to get married according to him.

I want to just sign the lease with her and list him as an occupant. I don't want to be bothered with him if things go south for them as a couple. Would it be too mean to broach the subject???

NE...why would I pass she can easily afford the place without him? A little more background. She is here temporarily (18 months) before she leaves to finish her graduate studies at Harvard, yes Harvard. I think he is just along for the ride. I would put them both on the lease. For my leases where there are roommates, both are responsible for any monies due. Then I add, when one gives notice it presumes notice by all. Then if I want to keep the other resident(s) and they want to stay we make a new agreement and perhaps get another roommate or not, depending on the circumstances. --75.11.xx.xx

No it's not mean its just business. Howver to her it's a matter of the heart. So approved gently. Perhaps including him is best because to exclude him she may say she is not interested in dealing with you and take her business else where. Yep: put them both on the lease as signers and responsible for the rent. I assume your lease has a 'jointly and severally' responsible for rent clause. If it doesn't, it should for your protection. Why cut him off from being responsible? Keep your options open.

Many of my female tenants are smart, educated, professional workers who get involved with men below their class. These are divorced men with court ordered child support and alimony. The men can barely help out paying for a McDonald's lunch on occasions.

SO if a fight breaks out and someone has to leave, the guy with lousy credit and no money won't budge and the women will be forced to leave.

I'll be stuck is a freeloader....guy who will drink and party all day and night until he gets evicted.

Caution: your comments border on discrimination.

Family status, sex, not allowing someone who qualifies to lease, matters of the heart...

Focus on the critical screening items not the stories.

If the rent is covered, and everything else checks out, approve.

I DO require proof of employment of a letter of intent from the employer which WE verify.

No different than most couples.

Call a realtor in her area for the 2 Minute Home Visit before final approval $50.

He she bugs out she is still responsible for rent.

If he lives there MY judge says he is a tenant, even if not named on the lease. The good news is that makes him responsible for rent and eviction.

I want as many names as possible to collect from.

Don't be dazzled by HARVARD. Liars are very convincing and often go over the top to dazzle. 18 months off is strange. Is she there on an intern program? Harvard does not mean diddly about paying rent and keeping clean. Plus she admitted to be a short termer.

700 credit does not mean she is not a housebeater or liar.

Harvard aside, I pulled her credit ....777. I never have trouble with high credit folks they just don't stay long. Also I used a credit report company that asks questions to verify identity.

Now I remember my issue. The security deposit. I suspect the security deposit will come from her. However if both folks are on the lease as lessees, then the security deposit refund will have both names on it. If they have separated at security deposit return time, then they will have to straighten that out between them. I will have to go through the explanations, pleas and threats about how the check is written. --108.56.xxx.xx
