My condo rental vacated September 10. I hired a company to do turnarounds...as of September 29th, condo still needs painting they prescribed. I’m wondering if I’m inpatient or are they lousy? I moved, so it’s too far to supervise the “get-ready”.

MAYBE they are lousy.

Many painting contractors do a lot of business with large rental complexes, and make sure that they take good care of these clients. Also, they will charge more for a painting job when there are more demands for their work such as beginning of the month and/or opening of school season.

Who is you manager? (in Southern CA?)

I gave my painting contractor's phone number to a landlord friend and gave him specific instructions. He did not listen and did every mistake in the book.

When you get a highly recommended paint contactor who is "ready" to start the job now, you don't get a first estimate from them and say, "I'll call you back later".

And now that it's close to the 1st of the month, landlords are tying to get units ready for new tenants before the 1st. My painter is always busy towards the end of each month.

My painters wrote estimates for the job giving a Start Date, a Finish Date and Progress Payments....and they are licensed, bonded and insured....

Contractors are busy during the pandemic and are charging two to three time the normal price for small jobs.

Condo turn time should be no more than 5 days. General cleanup-repairs-paint-final cleaning & carpet cleaning.

Not only should it be done-- you should have people moving in.

What did they tell you the schedule was going to look like when you booked them?

How often have you used them, and how does this timeline compare with past history?

I know for my cleaning ladies, my make-readies might be 8-12+ hours' worth of work just on the cleaning side of things. So they schedule those in between their regular customers who have lighter cleanings more frequently. Sometimes I'm lucky and they have an opening quickly; other times, they might be booked half a month out.

So for your turnaround, how complicated was the turnaround? How do they structure/organize their turnarounds? Is your painting a touch-up (ie, covering patched nail holes) or is it more intensive (entire rooms)? How many people do they have working in their biz, in the different parts of their biz? --137.118.xx.xxx
