I only have SFH and don't really look at apartments but I do look at the web to keep abreast of what SFHs are available in my area and what they rent for. One of the apartment complexes were using "3 bed /2 bath HOUSE" in their title for their apartment so I clicked on it to see what was what and I noticed all their fees and it got me thinking. I don't really upcharge / upsell or whatever the terms are. Seems like this is common for apartments.
Deposit charge $0 - looks like currently they aren't charging a deposit
Application fee $0 - looks like no charge currently
Move in fee $200
Washer / Dryer fee $40 per month
Pet fee $250-$400 + $25 per month

I'd say that is pretty normal. I don't charge a "move in fee" (and I do charge for a deposit and application) -- but if you aren't charging for the washer/dryer and pets, then I think you're missing out, yes.

3 Bedrooms $1,250 – 1,305
Normal newer apartments
2 Bedrooms $899
3 Bedrooms $1,099
Older well maintained apartments
1 Bedroom $660 – 710
2 Bedrooms $760 – 830
3 Bedrooms $890 – 960

No one would call and if anyone did they would sneer and bash the landlord. Pet fees do happen. It's really stupid to single out a washer and dryer and charge for the. Around here it's hard to get folks without those. --71.104.xx.xxx |

ALl real estate is local. If your competitors are getting mroe money, update your procedures.
We make A LOT of money on offering amenities (upselling) - RTO fees, animal fees, appliances $25 each for range, ref, washer, dryer. (Learned that from Jeffrey's talk in Columbus, Ohio 25 years ago "Would you like fries with that?" - back before combo meals for you Millennials.)
Often as much as the normal rent cash flow.
Find what people want and let them pay you for it.
People want convenience so let them pay for it.
And absolutely keep up with the competition. They are charging these fees because people will pay these fees.
Rent on!

I should clarify that I don't normally offer my units with a washer/dryer included. I advertise the units with W/D hookups. Then, when they see the place, I let them know that they can rent a washer/dryer separately from us if they don't have one -- and tell them how much it is (~$25-40/month -- which is less than the rental places charge).
It works well for us.
