I don't have an application, I just require what the law says I can require and it's up to them to provide it.

To have an animal be considered in your rental application, you must include the following with your filled out application:

1. Photo and name of the animal.

2. Recent medical letterhead from a local vet which includes:

a) If your animal is spayed or neutered

b) Up to date on vaccinations

c) Breed type and weight

3. Copy of dog license (if applicable)

To have an animal be considered in your rental application as an assistance animal, you must include the following with your filled out application:

1. A written request for an assistance animal as a reasonable accommodation.

2. Evidence from your healthcare provider of a disability and that you have a disability-related need for an assistance animal.

Any animal initially accepted will need an in home visit to verify that they are friendly and social animals. --65.188.xxx.xxx

You don't need every applicant to go there. Pet screening requires every applicant WITH a pet that you take. Pet screening doesn't charge for ESA verification, only non ESA pets, that's how they make their money.

If I have a prospect pass, I'll use pet screening exclusively for the ESA verification. They take all the guess work out of it and do all the verifications. --70.44.xxx.xx

Good catch, Gene! Interesting point to know.

I wonder if everyone here using it and pushing it so hard actually have "A majority of their rentals" having a "pet friendly policy".

If you are generally a non-pet-allowing landlord and using that service just to screen Service Animals or ESAs, then you are violating their Terms of Service.

Heck, has anyone read the fine print? If your Assistant-to-actual-pets ratio goes above 33% (i.e. you have more than 1 assistance animal to screen for every 3 actual pets), then they can even charge you $100!

Interesting that no one has mentioned this before as they continue to push this site as "free for landlords!" Um, yeah, for landlords that allow pets in the majority of their units. I feel like that should be mentioned every time someone says to use this service...

Also, back on the topic at hand here -- it seems that sending them NON-ANIMAL people as suggested above is also a really bad idea. That will also mess up your ratio, of course. They make their money by screening actual PETS -- they don't WANT landlords sending them mainly just assistance animals (because they otherwise don't accept pets) and certainly don't want landlords sending them every applicant regardless of pet/animal status!

The majority of people who have problems with pets on this site are the pets who were snuck in, not the ones who were properly approved. The site mentioned has NON PET APPLICANTS confirm that they are not going to do exactly that. That is the whole point. If you would like to be the test case for making someone disabled who does not have a pet , but has an ESA, qualify for additional screening that someone else ( who also does not have a pet)....then be my guest. --68.118.xxx.xx

Again, the Terms of Service for that site make it pretty clear that if your ratio of pets to non-pet applicants doesn't stay above 3 to 1, then they can start charging you $100 per applicant. So, I'm certainly not sending my applicants there that don't even have animals!

Did you skip over that entire post or just not care about it? Or don't believe it? I am curious of your thoughts on that as you send all of these applicants without animals at all to a site that makes it very clear that they expect you to take pets in most of your units -- and can charge you if you send them a bunch of non-pet applicants.

Also, if it is "pets that are snuck in" that is the problem with most people on this site, then I'm guessing those are NOT "pet friendly" rentals. They are very likely "no pet" rentals -- which are not supposed to be using that site.

So, I agree with you -- the problem for people with "no pet" policies are people sneaking in pets and/or trying to get them marked as ESAs. But that site, very specifically, explains that it is NOT for those types of landlords.

People doing that are abusing their Terms of Service -- which, again, they can start charging you $100 for.

This I know:

My local Fair Housing Director says we can take one extra step when the say "service or support animal" by asking for documentation. We do it by text.

'Please provide all documentation for the animal.'

I do not tell them what to provide.

The ONLY doc she will approve is an official Letter of Medical Necessity (LMN) from a health professional.

When in doubt I give her a copy and let HER decide.

As always I suggest meeting the Fair Housing office and get to know them. THEY will be the officeto sue you if there is a complaint.

John, you are right, we are pet-friendly and most of my Renters DO have pets, which is why we send everyone there, even those without, so they can sign off on our terms and conditions.

My concern is that there are a LOT of LLs on this site that seem to be pushing this site mainly just to get confirmation on alleged ESAs. I've seen that repeated here multiple times on multiple threads over the past couple of months.

That's the thing I'm talking about! It looks like several LLs here who do not ever accept pets are using this service JUST to screen their ESAs. That's what it has been pushed for here -- by "no pets" landlords when people ask about ESAs. JUST LIKE THIS THREAD. :)

Requiring renters insurance from everyone is one of the best things I ever did. Sure it is an ESA and a Dinosaur too. All you need to do is get renters insurance naming my company as additional insurable interest

Again, I have repeatedly seen it pushed here by LLs who do NOT accept pets and therefore would only have ESAs to run through it. That is what violates their Terms and would be a problem (and can lead to a $100 charge to you, not the tenant).

Jkj, if push came to shove and this ever got before a MA judge, I'm confident that it would be ruled illegal to charge a tenant this fee. Especially since MA law clearly states that a LL can ONLY charge 1st, last, SD equal to 1 months rent, and a re-keying fee.

I gave it a try for 3 of my recent turn overs; however, there was a fee that I was not expecting and I am curious how you have positioned it to your tenants. I expected it to be a one time fee for the tenant at the time of application, but apparently it is a reoccurring annual fee that they are automatically opted into. I can certainly understand having the tenant pay the fee again if they ever tried to add a new animal, but to have them have to pay for an ongoing subscription of sorts feels like a waste.
