2019 tenant sneaked in boyfriend fresh out of a 23 prison term. I told her he is not allowed there, she used the only visiting BS excuse. Since her apt is kept nice of course rent paid on time. I let it go. I tried to get rid of her with a rent increase but since she was telling other landlords when she was applying, about her prison boyfriend she was having a hard time finding a new place, she accepted the rent increase.

2020, looks like now she got a pit bull puppy without permission. I had it out with her. I hate liars worst than anything but trying to kept emotions out and stay business. I told her no puppy, no permission. She told me she was giving notice and calling her lawyer. I have scheduled a meeting with her. I am planning on raising the rent again and having her sign a pet agreement. But I cant decide if I should let her give notice or just have her sign a new rental agreement with the pet clause. So should I let her go or try to keep. I cant stand her. --73.227.xxx.xxx

I would have her put in writing that she is leaving and when,then when she says the dog is an emotional support dog who cares she already gave notice and enforce it.I would suggest you dont go there at all or at least not alone. 23 years in prison is pretty likely he already killed someone --104.229.xxx.xxx

Most puppies cause damage to the rental. Scratching on the floors, walls, doors and frame. Peeing and poop doesn't help either. Plus pit bull dogs are known for causing great physical harm to anyone they bit. They latch on and don't let go... These types of dogs are "killers" and not "lovers"!

Here in Los Angeles every dog has to be annually licensed. I require all of my tenants to maintain renters insurance. I demand they put a rider on their policy to cover the liability from their pets.

My apartment owners insurance policy excludes coverage for a list of dangerous breads of dogs, including any pit bull or mixed pit bull. For this one reason I can give my tenant a 5 Day Notice to get rid of the dog or Quit... --47.155.xx.xxx

what do you hope to accomplish at a meeting? When you want them gone and they are outright lying to you, no sense in wasting your time.

That said, can you put her out right now? If not, start a paper trail about no pets. New lease raise the rent. You can't have her sign a pet agreement and then say "no pets".... pick one or the other. --72.70.xxx.xxx

Many here just do as you are trying.

First STEP: Notice to Cure-- say 5 days. Then Notice of termination of lease for none compliance.

My Cousin Vinny says it's like re-building a carburetor. You could do 10 without taking the carb off the manifold--- bu the one time you drop the jet down into the intake--- your f.

Follow the rules. It's a simple one.

Sounds like you've had it with her Bet. Been there and felt as frustrated as you sound right now. If you can't stand her now, keeping her longer by signing another lease, if you think it can't get worse, think again.

Please don't have an in person meeting with her/them. The less you say probably the better.

You might, however, follow up with an email accepting her "verbal notice" following that with whatever number of days your required notice policy is.

If she is claiming the dog is an ESA pup then proper paperwork should have been provided and of course she should have brought it to your attention.

Life as a landlord is stressful enough.
