I took advice from Brad many years ago about making appliances like a refrigerator "loaners" and therefore making any repairs the responsibility of the tenant. Came in handy today. We had installed a brand new gas range in a house 3 years ago and now the oven shuts off prematurely...don't know why yet. Once I pointed out the lease clause to the tenant that they initialed, they remembered and said they'd call an appliance repair tech.

I did offer to check the owner's manual to see if there was some easy fix before they called a technician...so I will do that.

The problem is that the gas comes on and the oven heats up fine, but after about 6-8 minutes the gas just shuts off. I can then turn everything off and it will start up again, but then it shuts off again...maybe a thermocouple issue...dunno. I don't want to spend too much time on it, but am willing to fix for them if it's something simple.

The Gas Oven section of a range is tricky to diagnose. In my case it's most always a circuit board that controls the sensing and delivery of power from the thermocouple to the burner relay. This happens when the oven is controlled by a digital display and electronics buttons used to set the temperature and timer. The old style oven where you rotate a knob from off to the temperature is fool proof and last the life time of the appliance. Not so anymore with electronically controlled units. --47.155.xx.xxx

I feel strange doing stuff like that. I don't supply refrig's at all. All other items-- HVAC, stove and dishwasher I take care of.

When there's been abuse of an appliance -- I do charge for repair-- but just a mechanical issue that tenant doesn't control in any way-- well that's mine.

A LOANER? really!

Maybe we could loan them the toilet, carpet, doors, cabinets, water heater etc.? --99.103.xxx.xxx

Some gas stoves use a glow bar igniter which is series with gas valve where the igniter glow must be on when then oven is working. Check the connections to glow bar igniter along with condition of glow bar igniter. If familiar with a VOM then can measure resistance. If need further help then view some videos on You Tube where type in fault and brand of gas stove. Remember to be careful here where turn off gas along with turn off power before pulling stove. --147.194.xxx.xx

According to Indiana law, if you advertise a unit for rent with appliances, then LL is responsible for the repair of those appliances.

Robert (Ontario)...not sure how it could be the glow bar...the unit does come on, which is all the glow plug does. What is causing the unit to turn off? Glow plug has nothing to do with that. --99.92.xxx.xxx

In my state we are required to provide a stove/oven/range. We had one that the broiler stopped working, only gets luke warm. Read up on it and we believe that its a thermal switch and then we had another one that tenant broke the oven door glass. Ordered the glass but it didn't fit so we bought a used one on facebook for $140. We don't supply fridges and a lot of the dishwashers and disposals have been removed. --66.30.xx.xx

I just dealt with a similar problem, except that it took about 20-30 min for the oven to come to temp, and then it would have trouble holding.

Tenant and Appliance Repair Guy thought it was the thermo-sensor, but that didn't solve it.

Then the appliance shop thought it might be the control panel not reading the input from the thermo-sensor, but that didn't solve it either.

Then my handyguy asked Google on his phone, and it suggested it was the ignitor/glow bar and that it wasn't getting hot enough to override the safety feature that says "it's safe to release gas now." --137.118.xx.xxx

I think we have a glow bar problem with one of our ovens...the tenant told me she only uses the burners.

I like the Brad's "loan appliances" idea. Our disclosure made prior to signing a lease, "included in the rent is the use of existing appliances". We charge $10 extra a month if we need to replace an appliance. There are other options: tenant can call an appliance repair person if they feel they need it right away, or if they can wait until my husband or handyman can take a look at it we will try to give it a look and try to repair. We can usually get there by the weekend or next week. Most opt for us to try to fix and are grateful with that.

And we have the tenant pay for the repair if it was caused by tenant abuse. Some tenants have replaced or repaired appliances they broke. We've not always been pleased with their replacement parts, i.e. in an upper class unit a broken fridge handle was replaced with a used (yellowed with use) handle rather than one that looked appropriate to the surrounding kitchen and white fridge.

Dan, can you elaborate? Not clear if you dislike charging for abuse, or?

We had two separate instances with fridges where tenants so overstuffed the freezer that the piece holding food into the door was broken from trying to close the door. We charged for the new part.

I do like the idea of renting the washers and dryers to tenants. What do you charge for that?

HVAC? My 'no frills', 2 little houses have only a gas wall heater, no air conditioning (except to open lots of windows). Everything neat, freshly painted, new carpet or tile, really nice and simple. The appliances which were in the house when the long term tenants left (30 years there) were in good shape and only 3 years old each, but I would not have provided them otherwise, unless we did a 'rent to own' arrangement. Many tenants around here bring appliances. Loads of moving in my area. Loads of apartments, but few houses available so the joy of being separate from the neighbors is a biggie for most. Loads of foreclosures and people needing to move immediately and bringing everything they built up before they lost their home. I did put in a new wall heater (4k price) 2 years back. Everything in San Diego costs a bunch and I have yet to make a profit in over 20 years with all the upkeep and mortgage. Since my house is one of the 3 on this property, I am just happy that the rentals cover my mortgage and property taxes so I can live in my little house for 'free'. Previous long story: I rented this house for 20 years, landlord died, wife sold me the property since her aunt and uncle lived in one of the houses and she wanted not to do that anymore. I became an instant Landlord, had no idea what to do, bought a book, learned overnight and am still learning. As for the toilet. Yeah, maybe I'll charge per flush from now on. What a great idea. The glow bar is in series with gas valve where the last stove the oven came on after a period of time where the resistance of the glow bar increased. Glow bar get red hot where over time the glow bar deteriorates. Anything in series is going to effect current. A appliance technician told me to measure current through the glow bar where simply changed out glow bar then stove worked. Also if the electrical connections are intermittent and corroded then the current will be effective. In the oven which was slow to come on the glow bar was red hot where by looking it seemed ok where the current was not enough to open gas valve. The reason the glow bar stays on is to sure the gas burner stays lit when the oven is on. The most common fault with gas ovens is the glow bar. The newer gas stove uses spark ignition like the burners which is a better system. --147.194.xxx.xx
