I have a tenant I have been trying to get out for 6 months and they finally vacated. They of course left a mess. Ordering a dumpster tomorrow, and starting the clean out Tuesday.

My question is this. I would like to look for some labor for the day to assist so it is all emptied quickly in order to begin the process of repairs as quick as possible. How does one go about finding good day labor? Craigslist, Facebook market place, local Home Store Parking lot??? I know all areas are different, but can anyone share an average rate? Finally, for those that have done this before do you worry about any kind of liability if someone gets hurt? Do you have them sign a waiver, or just hire them and if something happens our General Liability Insurance would cover them if they sued???

In my area, we have a nursing home that has been reinvented as a live-in facility for people who need temporary housing while "rebuilding their lives." It gives three meals a day, Bible classes, and courses in life skills, in addition to other services in a clean/safe environment.

They take care of the vacant city-owned lots by mowing and trimming. So I asked them if they also provided rough labor for haul-away. The answer was yes, and I've been very pleased to hire them on multiple jobs (although sorry that their services were necessary in the first place).

The going rate is $15/hr for the supervisor, plus $12.50 per hand. Depending on the amount of haul-away, it might be as little as three guys or as many as five or six guys.

They make stuff disappear. If any of it is useful to them, I'm happy to let them keep it. I think the last go-round, they were thrilled to bring back some frozen meat and popcicles, but were disappointed that none of the multiple grills left behind weren't in good enough shape to be worth salvaging. --137.118.xx.xxx

My friend Ed's trick: Take a picture of the pile with $100 cash laying on it. Post on Craigslist. Take it all and get the money.

CAUTION: CL and homeless people can lead to return visits at night = thefts. They see the inside and find ways to get back in. Change the locks, secure the windows, remove anything of value, NEVER give out your full name or home address...

Talk to your local high school football coach, donations, pizza and mentorship go along ways, most of these kids need money, make it easy for them, they can be trained for other things like painting etc. --67.233.xxx.xxx

Ray-N-Pay, Huh? DannyC, you can try Home Depot or Lowe’s parking lot. I know I’m my area day laborers sit by the carriage corral, I’ve never used them, but I know guys that grab them for simple projects like this. From what I understand they’re good laborers. --174.196.xxx.xx
