I changed my label system for emails. My turnovers were scheduled for July 30th of each year. My one year lease would begin

August 1 , 4pm

So the labels for incoming emails were 2012-2013, 2013-2014 etc to reflect the lease terms.

Over time, more people approached me for shorter leases. I didn't adjust the labels.

Well, These days people drop like flies. They are losing jobs or running away to live in their mom's house with their comic book collections.

I just changed all the 2020-2021 labels to 2020.

It is very eye opening what helpless wet noodles most people are these days. They really have a hard time managing life. The scary part is they don't recognize this about themselves, in their eyes it is up to the world to adjust to their needs.

I'm just adjusting my labels.

When I run an ad, I get emails. I label these emails.

If one of the emails turns into a tenant, I apply more labels.

for example they start as 2020, then I add the house name, then I when that tenant leaves I add "old Tenants".

So the email conversations stay with me and I can go back and search a house, or a year, or simply look through old tenants.

Yes I do. Mostly for accounting questions. I'll review the performance of the shack and need to find something out. Could I delete all the old emails and not lose important info. Yes, I believe I could without a problem.

The second most common reason is someone not sticking to their lease. For me it is easier to pull the whole year of emails in a search, then to search one or two emails the lease breaker used.

and lastly...I stay in contact. I will email past teni asking whether they know of people searching and ask how their new job was or I'll ask about other things we spoke about.

I often get referral teni . Only one time did I get a dud referral.
