How to do you guys tell if it is fake property manager? Address did not pull up on the applicant, but he knew the owner and details to the property.

Are you saying that you have a tenant who has turned in there application and when you do a credit and background check that the address that they put on there application as there current address does not match?
Or are you saying that you called the current LL of the applying tenant and you are trying to make sure that they are indeed the current LL?

A large number of applicants will intentionally leave out a previous rental because they left on bad terms. Also applicants will give a fake name/number of their supposed property manager -- which turns out of be a friend giving false praise.

Sometimes I'll tell people, "Let me zap a photo of your ID for your application."
It's amazing how many people haven't updated their driver's licenses in forever. But sometimes it provides good clues.
If it's a commercial multi place-- not a privately-owned mom-and-pop sfh kind of place, but a place with "management"-- I'll look it up on the internet and call their office directly.
Other times, if I suspect that the mom-and-pop ll reference they've listed is actually a friend, I'll call it directly... and ask them a few questions that they probably haven't been clued in on. I might ask them to confirm the rental amount, or the residency dates, or ask them about their pets, or I might make a mistake on purpose (like with the street address or rental amount), and see if they correct me or if they go along with it.
But I'll usually run the name and phone number to see if it matches up with public information, or if something else comes up. --137.118.xx.xxx |

Thanks for that website Mike, that will come in handy. This is a 2 units duplex, I did figured it out. It was not the property manager, funny his info did not matched up with her rent, number of people in the family and hesitated with the pet. You would think they have rehearsed everything, maybe he wasn't good at lying. Making small talk usually gets them.
Most people are using property manager now since they know we check. Seem like this year is the worst for faking landlord and work place. --68.116.xxx.xx |

If you want neighbors info you can get it-- not all mail is addressed "RESIDENT" some have names.
If you really want info-- as some have already stated-- DV, pay stub- recent utility bill-- they try to hide the BAD addresses but you have to be patient. When you do the credit report more come up. We look up civil and criminal cases-- they have a spot where you can click and see the address of the person-- in some cases we can see 10 to 12 years of addresses.
When I was on the 30 year HS reunion committee we had 15 persons we couldn't find. What I did was Google the address from the back page of the yearbook-- then Google mapped their address and found the owners of the homes to the left and right of my lost classmate. I was able to call those people and almost all the neighbors knew where they were. --99.103.xxx.xxx |

Ask if they have any apartment, houses for rent then if the person does not know what you are talking about then more then likely a friend or relative. On the credit reports can check out previous address as there is a list. If moving a few times in a year then would avoid. To find out other names of tenants an apartment building, run a Property Report on the owner of that building, which also provides tenants names, units and phone numbers for the past several years. We always double check the names and numbers that applicants put on their applications.
We use Beacon/Schneider or Elevate to check the county public records of who owns the property they claim to have rented. We use FASTPEOPLESEARCH to find where they have been reported to have lived and cross check. We require a copy of their photo ID and also paystubs. When things don't match up (like on the photo ID and paystubs), we dig further.
Facebook is a good way to cross check their "property manager" -- if they are friends on FB, this is a big red flag! However, some of them are smart enough to not share their friends on FB, so that makes you wonder if they are hiding something?
If they get past all that, then we run a credit report. Sometimes you still find discrepancies in the information they give.
You just have to screen very thoroughly these days -- probably even more than a year ago, due to the pandemic and people getting $600 a week to sit on their behinds. --209.132.xxx.xxx |

If you are searching the tax assessor's website and the address won't come up on the website, call the tax assessor's office and inquire. Often commercial buildings will not be listed on the website. But the tax assessor will know that the building is there and who owns it. They will give you that information over the phone.
If the tax assessor can't find the address, then reject the applicant for "unable to verify landlord reference".
If, for some reason, you really want the tenant, get into your car and drive to the address and see what is there.
Applicants think that if you can not verify information, you will take that as a positive. For me, if I can't verify information, it is an automatic rejection. --76.178.xx.xx |

When you guys declined someone due to inaccurate info. If they asked what info was inaccurate do you tell them anything? I feel like there is no need to tell them, shouldn't they know what they lied about. Plus it only make them better at deceiving the next landlord. Out of the 7 applications I got this week everyone of them used fake landlords or fake address. Usually like to give them a rejection letter with we found someone more favorable, but I don't give them the real reason. --68.116.xxx.xx |
