Sent out some renewals-- for October. As I said previously we have no scheduled renewals in Nov and Dec-- due to "our" plans.

Anyway sent out 4 for renewals-- my better tenants with modest increases-- 35 to 50.00.

I have 3 others who I placed on M2M and explained that although we didn't increase THEIR rent we were placing them on M2M due to their erratic payments. We also suggested that in the near future we would revisit their M2M status and should their history improve we would offer a year lease.

As a follow up on that we also reminded them that THEY and WE could terminate the M2M by giving proper notice (30 days).

The attempt / thought is to place in their mind the thought that if we terminated them it wouldn't be for money due but M2M none renewal.

FYI our courts are still not opened. We can file electronically but there are no hearings being scheduled-- even when issues are not rent related. (I'm pretty sure the courthouse employees are not getting paid for just sitting around-- or the Judges and sheriff's who guard the courthouse-- yea pretty sure)!!!!!

WHAT HAVE THESE PEOPLE BEEN DOING????

Good question, what have they been doing?

I know that you don't like long term tenants but if you renew 1 year leases doesn't that create long term tenants?

Maybe you only renew year leases 1 time and then you go M2M?

MYOB just curious. I also know You don’t want long term tenants.... but what do you do if you accidentally get a tenant that pays rent on time, takes excellent care of your property and wants to stay for 5 years or so? Do you not keep them or do you make them move. --73.166.xxx.xxx

Mike our tenants don't have those types of credit scores. I don't think we've ever had a 700 score-- maybe a 600 here and there. Most have had credit issues- including dispo's.

If we waited on a 680 score we could get it but would need to add the husbands and wifes or boyfriends/girls friends scores together. Almost all our movement is from relationship issues and LL'd charging to high a rent. Once a roomie moves out one person isn't enough to keep the rent paid. Of course Mike that has caused some real issue's now-- because the tenant remaining can't pay and courts are closed to get them out.

In the case of the "ideal" tenant you describe -- they would move to the next town over and buy a house. Not just for quality of life issues but for schools. The tenant you describe is pretty much none existant in our county amongst our clients.

TO the bigger point-- we are now having to rethink the rotate them through policy because once the lease expires they know they don't have to move and we can't force them through court. --99.103.xxx.xxx

Mike I don't want to give the wrong impression of our tenants. As with all tenants they start getting issues. They make crazy decisions. Don't like the entitled classification because some get that the minute they get the keys. Please keep in mind I use wording: SOME do this and SOME do that. With 63 -- SOME eventually do all of this and that. I can't tell you how many times we get calls starting with "TAKE ME OFF THE LEASE". We just laugh and in a month the rent check comes in with their name on it.

My shaky tenants will be fill-in's, if they get far enough into next year, on my rent calendar.

OUR (and other LL's) only lever is the court. We don't do self help due to the liability. Only court and sheriff sponsored set outs.

I'm thinking of a pecan tree and harvest time. I'm the tree shaker and tenants are the limbs and trunk. Shake to hard tree falls over. Don't shake enough and the net on the ground gets nothing (no green pecans shells $$$$). The atmosphere today makes us do things we don't normally do. --99.103.xxx.xxx
