Most of our openings were filled with people from out of state or out of town this season. They were coming to Milwaukee for jobs or school.
Do any of you fill with out of Staters or shy away from that?
Over the years I've filled several vacancies from out of staters, many more from out of towners. Two I can recall from out of the country, met them upon move in. I did credit checks, vetting, etc. All turned out really well, but that was a long time ago and not at all in today's financial, pandemic and unrest.
Home visits not practical. Any ideas on how to determine things like tidyness, smoking, on out of staters/towners other than previous landlords?

With out of state movers, the "why" is extremely important. Why are they moving? Why are they moving specifically to this area?
I get many who are moving for a fresh start or a better place for their kids or to be closer to family. They rarely pan out. I like the ones who are moving for work. --70.44.xxx.xx |

I am with NE on this, I always ask them what brings them to my little town. I know that a few of the factories here in town "recruit" from Florida and Oklahoma, so when I see someone coming in from there, I know that they are telling the truth about their job.

We use the Mr. Landlord credit check service. For in-state applicants, we only run the $9.95 check. We can check our local courts for evictions, felonies, judgements, etc.
If they are from out of state, we do the FULL credit check, which checks all over. Had one earlier this year that was applying that had been living in Florida for awhile. Said he was moving back to Indiana. The FULL credit check revealed he had a judgement from a former landlord in Florida.

I rent to people moving to the area who have good jobs, good credit, and good references.
The problem with them is that they can afford to buy and are only renting while they take a look around to learn the area and make sure they want to stay. So their tenancy is going to be a short one.
I've always done month to month rental agreements but had to switch to year leases when I moved here. Otherwise, I get tenants who decide to buy almost immediately and move out in four months. --76.178.xx.xx |

I had a mix of good and bad.. not that they don't pay ( I do the same checks regardless, must already have a new job lined up and savings for extra moving expense )
People from out of state often don't stay long, some bought their own house, other found a different neighborhood they like better after some time.
I'd say half turned out as great long term tenants, another half moved in a year or 2. I always ask why they want to move here. Prefer those who have lived here, now got a good job and moving back to be closer to the family over those who are moving only for a new job. --70.119.xxx.xxx |

Yes, I get several out of stater applicants each year. I have had good success hiring a nearby realtor to conduct the cleanliness inspection. $50 via PayPal has gotten the job done, this is only done after their credit, criminal and job verification.
Be sure to require a job offer letter from their new employer, this step separates the wheat from the chaff when dealing with out of state applicants. --67.43.xxx.xxx |

I agree about the out of staters; a lot of times, they rent to familiarize themselves with the area.
We have a buy-out clause in our 12 month lease; if they want to leave early to buy a house, it costs them.
The one time we did military, he screwed us over -- after a few months, brought the family and the apartment was too small. Gave notice as he was exiting. Never could find him. Left a bad taste in our mouth.
We tend to screen out of state applicants a little more than locals, just because they can just as easily go back where they came from, if they don't like their new job.

why not take out of state applicants who qualify. it makes no sense to me to knee jerk. are all your in state applicants all better ? My Dad rented houses all over the world & would apply from France for example for a house in Iran. or from Madagascar for house in Indonesia.....just vet as you would any applicant. --72.180.xx.xxx |

"Im thinking about moving to the [city an hour away from me], all the way from Peoria IL. I am currently collecting unemployment and can only afford $200 a month until I find a job. I will be looking for work immediately and I have reliable transportation, valid license etc. I'm 35, Hetero, white male with no kids, no felonies, and a desire to find a stable fulltime job asap. The place he's applying for is a 2/1 for under $550.
At first, I was okay with out-of-staters who had boots-on-the-ground family to scope out a place for them. The one and only time, though, it was a woman whose husband was a contractor in Afghanistan. They made excellent money, but were moving from, like, a (3000? 5000? sf) new-build house in NJ all the way to our little town. She needed a place to stay while their dream house was built, so she came to live near his mom for help with the kids. She loved the house from the photos, but she cried all the way through lease signing. It was a perfectly decent 3/1.5--- but it was 1100 sf, built in 1940, and her super-expensive-top-of-the-line monster-sized washer/dryer set didn't fit in the utility room. She called me about three hours later to back out, and I let her, because I didn't want anyone living in my house who felt like they were "settling."
So--- that's an example of where they thought they'd love it, based on the photos and videos, but they spotted problems with it when they finally got here that no one anticipated. --137.118.xx.xxx |

It's been a real mixed bag for me. After 22 years, I have come up with a fairly successful screening:
- Employment with the same company through a transfer is acceptable, a new job in our area is not.
- I absolutely will not sign a lease until all signing adults have seen the rental in person AND I have met them all in person (the stories that I could tell about oddball spouses...) --96.227.xxx.xxx |
