Looks like the socialist have the ideal plan to bankrupt all the rental housing providers then create the ultimate socialist utopia where there are no private sector rentals in California. There needs to be a class action suit as this is completely unconstitutional. How are the property taxes, state and federal taxes going to be paid. --147.194.xxx.xx

What if your tenants are paying rent? Do you still have to send the notice? Or only if/when they stop paying rent.

I hate to "invite" them to not pay rent with a notice...?

Can someone break this 'law' down into something a blonde could understand? I read the entire thing and my head is spinning. What exactly will it require me to do for my rentals? You probably didn't read the entire text of the bill. Tenants have to submit their paperwork and attest their financial situation under penalty of perjury. The LL can require this every month. Additionally they have to make 25% payments on their rent before Jan 2021 or risk loss of all protections after the eviction ban ends. Doesn't sound like socialism to me. --50.5.xxx.xx

I think I've got it now. Landlords only have to do the notifications for tenants who are not paying and have claimed the non-payment as a direct result of the Covid-19. I did like the Small Claims change of 'no limit' on the claim.

My happiest 6 weeks of the year is now over. My rental was EMPTY. No worries, all quiet, nothing to deal with. Wish I didn't need the money to pay my mortgage, or I'd leave it empty forever. --72.199.xx.xxx

Make sure you can prove they received it. I'd have them sign a copy for my records to show they received and read the document. I'd also have them initial each section of the document to show you went through it with them.
