Pulling a toilet is easy! But putting it back so it won't leak or cause a problem is another story. Flange bolts break off. The seal isn't sized correctly to bridge the flange and the toilet bowl.

And once you disconnect the supply line from the tank, it SHOULD be replaced and not reused. The sealing washer can go bad and you'd have a gigantic leak!

As a plumbing contractor many times when I go to retrieve a stuck item in a toilets workings, the manager, owner and tenant have different ideas on who's going to pay for what!

I use a new supply line, a new wax or rubber seal. And about half of the time I have to replace the lock down bolts and caps.

So in front of the these cast of characters I ask, "Who's going to pay the bill"? Their answer are amusing.

One time I gave an estimate of $100 per toilet. Two toilets were used the dumping grounds for a Childs unwanted toys.

I was given the go ahead on the toilet in the master bedroom. The shut-off valve was bad, the packing and washer were toast. So I replace the shut off valve with a 1/4 turn ball valve. Pull the toilet and had to replace the lock down bolts. The flange was too far gone so I had to epoxy the new bolts into place. I had to use a double wax seal. I removed the toys and re-installed the toilet.

They thought $100 was too much. They were give the old parts..and paid my and decided to do the second toilet themselves. I put this revelations on the receipt.

The owner and manger did the second toilet themselves, which later turned into a $5,000 flood. --47.155.xx.xxx

RichE,

My lease is clear: $50 per hour plus materials and mileage for resident caused damage. Cheaper than a plumber for the res but pays for my helper.

Tough to call a plumber. These problems usually start with a simple service call then grow into removal to discover the spoon.

We supply each home with a zip tool for sinks. I am considering providing a snake for toilets.

Unfortunately the snake would go right past your spoon.

If the spoon isn't too far down in the toilet, you can sometimes pull it back out with a shop vac. It's worth a try.

I charge parts and time.

I'd just charge whatever the plumber charged, if I could get a plumber out to do any work, which I usually can't. --76.178.xx.xx

Time and materials, kinda the same idea as robert however my shutoff valves are always either new or working like new, so if they begin to grumble I can leave it sit in the bathtub while they decide what bank to get funds from when I come back. --76.188.xxx.xxx

We charge the plumbing bill back to the tenants. If they don't pay it, then the next rent check will be "short", as the rent check goes to unpaid bills, late fees, etc. first. Then we file for eviction. Know you can't do that now, but you might be able to do so on the grounds of waste.

We never ever allow tenants to do their own work, because if it is not done right, it costs more in the long run. --209.132.xxx.xxx
