Are the units separately metered?

ie, it's easier to do it if it's a sfh than it is in a 20-plex, although not all sfh's are separately metered, either. My parents' old house on the outskirts of town had a meter that was shared between three houses after the original large tract was divided/sold/developed three ways, and they always split the bill evenly. It required coordination.

Otherwise, research what is California-ese for "tenant shall be responsible for paying for all utilities" and "utilities to be provided by landlord: none" with a side helping of "no liens may be placed on the property" (for unpaid utility bills). --137.118.xx.xxx

Are they units metered separately? Will you be separating then if not or will you be doin some math of division and billing each? Are your leases month to month, does the lease say how to changes to terms? Would raising the rent be a better option? So many questions! If you are in a rent controlled city like SF, you may not be able to charge existing tenants for water. My rental agreements all require the Ts to pay for their water usage, even if I don't read the submeters and bill for water, to preserve my right to charge for it. --174.65.x.xxx

I have a 4 plex with 2 submeters. I basically have taken a "normal use" bill and divided it by 4. That's my base rate. Then I add on $5 per person above 2 persons. I also have it my lease they may be charged more. The problem is, when there is a high bill, tracking down the problem, and taking care of it. I usually eat the difference because I don't have any verification of the numbers that their toilet or whatever caused the issue. I would like more meters but my town won't read the submeters so I'd have another job every month. I guess I'll stick with my base rate + people plan until something breaks the camel's back. --69.160.xxx.xxx

But I'd do a Rent Lease Addendum to change the current lease adding the utility of water to be paid to you starting in a month or two that specifies the amount. With a MTM it shouldn't be a problem but they have the option to not accept the changes and move. (with notice of course) --69.160.xxx.xxx

You could make the change to the lease as Lucy noted, and you may need to give at least one calendar month or 30 days of notice for the change to take effect. So if you send out the notice now, you may have the tenant(s) pay for water, starting on November 1.

I prorate the water bills per person from when they move in to when they move out, i.e. duplex has 2 people upstairs and 3 people downstairs. I divide the water bill by 5 and the upstairs owes for 2 people, the downstairs owes for 3 people. Had pushback once when someone had a baby and thought the baby shouldn't count. But in reality, even though baby clothes are smaller, they usually need to be washed more often due to baby food on them, spit up, etc. so I think it does work out. I disclosed it prior to move in and take time to show how it is divided so no complaints.

My lease states, tenant agrees to: pay the prorated portion of the utility bill from the City to landlord at least 4 days prior to the bill due date. --75.11.xx.xx
