I have a six-year-old Frigidaire gas range that's been having trouble with the oven compartment. The burners light with no problems; the oven doesn't get to temperature reliably, and when it does, it doesn't maintain it correctly.
I replaced the thermo-sensor, and then I replaced the control panel. The problem still isn't solved, so the next thing to do is figure out if the ignitor on that stove is a $20 part or a $150 part. If it's a $150 part, I'll probably buy a non-Frigidaire range to replace it...
My tenant isn't happy that he's been without an oven during this period. He's also anti-microwave.
If I was to pick up a countertop oven to keep in my back pocket for this kind of situation, is there any that people would recommend? I was looking at an Oster model that had really good reviews, but the glass seems to have a habit of shattering. Now I'm looking at an Elite Gourmet model, but before I hit the "buy" button, I thought I'd check the hivemind, since I've never actually used one before.

I haven't had a real oven in 25+ years, not kidding. I only use countertops. I go for the biggest so I can fit a 9x12 pan inside, otherwise it just doesn't matter. I currently have 3. :) --50.82.xxx.xxx |

$10 a month on a credit card will make payment on about $500. so he will be even as far as the stove goes. If he gets a used one from an appliance repair place, they are only about $150 delivered and installed. Then he will be ahead.

A gas oven igniter is in series with gas valve where over time the resistance increases then the gas valve takes longer to ignite or not at all. A appliance technician that there current test for the ignition glow bar. If the glow bar was never replaced then more then likely the glow bar is worn out. Most appliance parts stores carry glow bars for gas stoves. Check the model, serial number then can get a price. The last stove required two gas ignition bars where decided to buy a used gas stove on the internet which had problem with door latch. Took the door latch apart then cleaned out grease then door latch worked. The newer gas stove is a top of line model which uses spark ignition for the oven like the burners on the stove. The oven temperature can be set in Celsius of Fahrenheit. Basically a gas oven is going to work better where any oven that works with 120 Vac is not going to have the heating capacity. When next rent increase if as gas range is replaced then amortize the cost into the rent. Say 60 to 50 months. I have a client with an old narrow stainless steel Thermador II, double oven with a built in microwave oven and external ventilation system. They too had trouble with their oven. I tried to help them get the "Parts" needed. Mostly used reconditioned with a limited warranty.
The client wanted new parts with a full year warranty and installed on the cheep. I found a supplier that had the parts and would guarantee "working for 90 days". The client laughed in my face like I'm crazy. So I backed out of giving them any advice or assistance.
So they looked at buying a new double over with microwave that would fit their old cutout and work with their fan ventilation system. They could not find exactly what they needed, but for a few bucks could order it and have someone do the install. I declined to install it for them.
The price was around $5,795 plus $300 for shipping. Then an installer wanted $600, because the cut out was too small and they needed to expand out 1 wall to make it fit.
SO instead of spending $400 on parts, to replace their unit, it was not going to cost close to $5,600. Their daughter needed a car for school which cost around the same price, $7,500.

As WMH says, we haven't used an oven in at least 25 years also. We have been using a Hamilton Beach convection, bake, broil, Rotisserie, cost about $65 when it was purchased--we love it...about the size of a large microwave. We also have a small countertop Sylvania. Both have given no trouble, ever. I had a tenant request a convection; since I had no experience with them I bought one. I think it's a great idea to have one as a spare if an oven went out; thanks for the idea! The model you want to buy looks like it would be nice to have. If it is on loan to someone, would you expect them to clean it before giving it back? --75.11.xx.xx |

I was actually thinking about how to deal with the cleaning issue. I'm sure the first person who got it would be happy with a sparkly new appliance to get them through an annoying time, but by the time it got to the nth person... who knows... I presume they don't clean up as easily as a microwave does. :)
The model I thought was "ready to arrive on Monday if I ordered in the next four hours" was now "out of stock" when I went to go commit to it... but there's a restaurant supply store in town, so I might go check them out on Monday and see if they have something off-the-shelf that might be durable and affordable, even if it means spending a few more dollars, just to give local business a boost. --137.118.xx.xxx |

Once you start throwing parts at appliances-- well the gig is up. So far with what your thinking of spending and have already spent-- including driving for the parts-- you could have put in 2 stoves!
Do you have a used appliance store? I've lucked out and found a guy who rebuilds and delivers LIKE NEW stoves. 175.00 each. Knock-on wood they've been perfect so far. I got 3 gas and 6 electric.
Our figure is looking at age if its more than drip trays or glow plug-- it's gone. Dishwashers we never repair--unless a warranty. Stock pile dishwashers when on sale. --99.103.xxx.xxx |

My personal countertop oven is a Breville. Well worth the money, but it is expensive. Convection, toaster, regular oven. If a countertop oven is going to replace a stove oven, you want to be able to fit a 12 or 13 inch pizza in it as well as a 9 x 13 pan. Those are kind of standard sizes of things people make. The Breville has a slight curve on the back to accomodate the 12 inch round pizza.
But cleaning is an issue and if you don't do it soon after the mess, it just bakes on. All the elements are exposed, so that doesn't help. It might be better to buy a cheap one and just replace between tenants. --108.4.xxx.xxx |

So far I've only provided temporary items that didn't need a cleaning overhaul after use. Out of all these suggestions Deanna, if you have one nearby, I'd try a used appliance store, as MYOB suggested. And maybe they would knock some bucks off in trade for your old stove, which they may be able to fix and resell.
Otherwise, I would offer options: 1)stipulate the countertop oven be returned clean and count on whomever you loan it to, to return it clean, then by all means offer that option. 2)offer the $10 off in rent as Richard suggested and let the tenant take care of getting one or 3)what I have been doing, charging $10 additional per month for a replaced appliance. Of course that is not in your lease at this time, so if can be one of many "options" to offer at this time and you can work it into your leases as they come up. --75.11.xx.xx |

In my disclosures given prior to signing a lease, I mention what is included in the rental. My inclusions state: existing appliances.I also state in my lease that teant is responsible for appliance repairs/parts that are caused by the tenant, which I've had many...mostly broken shelf holders due to overstuffed freezers after deer hunting or fridges where the kiddos or parents hung on open fridge doors. --75.11.xx.xx |

Most rentals are a little short of counter space and a countertop oven takes up a lot of space. I would say that it would be good for an emergency while the oven is repaired, but not as the sole oven on a permanent basis.
The countertops work well. For years, I kept one in my garage and brought it out every thanksgiving when I was desperate for more oven space. The problem is not how they work, the problem is how much space they take up.
Gas range isn't all that complicated. There are a limited number of moving parts. You should be able to repair that one pretty easily. --76.178.xx.xx |

Thinking about cleaning a loaned countertop oven... I recently had a short term stay while a tenant was waiting for their unit to be ready. I provided a brand new countertop oven for her to use during her two week stay. Before I gave it to her I covered the bottom with tin foil and the tray to cook in with tin foil and gave her a box of sheet tin foil from the dollar store should she decide to use it every day to cook in.

Dee Ann, that's a great idea. :) I always line my baking dishes with foil because I scrubbed too many of them when I was a kid... :P
The restaurant supply store I was thinking about didn't carry any of them. :( But fortunately, the appliance repair shop had the right ignitor in stock. And sure enough, that was it! But while we were there, I did notice that he had a microwave on top of his refrigerator...
sigh...
So, he had an alternative all this time, but chose not to use it.
Sounds about par for the course with this guy... but the problem is solved for now.
But I do think I might pick up a countertop oven, just to keep in my back pocket for the next time a thing like this comes up.
