I asked a long time tenant at a unit to give me a ball park figure of highest heating and cooling cost, so I could compare a complaining tenants concerns. (doublewides are within 100 sq ft in size)

She made a lame excuse about ok, when their website was up. And that was the end of it so I know she evidently took offense at my request. Was I out of line? What could she have thought I could possibly use the info against her? It is probably a moot point anyway as their are more people in her family than the other, but she didn't know that. Baseboard electric heat is the most expensive way to heat where a poorly insulated building will require more. A high efficiency split heat pump will use half the current for heating and cooling. There are heat pump water heaters which use inside air instead resistant elements to heat water. If a building was super insulated then the building would be net zero which would not require a heating or cooling system as no heat would transferred from inside to outside or vice versa. If natural gas is available then converting out stove, heating and hot water system to natural gas here would cost about third of the cost of electricity. Fiberglass insulation is the worst insulation out there where in the house when a wall is broken out all the insulation is filled with mold then after chalking and spray foaming the heat transfer is reduced all year round. North America compared to Europe buildings consume more energy as insulation is less along with direct fired hot water tanks use more energy. Over time the building envelope can be improved where the building is more energy efficient. In Europe there are no energy consuming top load washing machines at all. --147.194.xxx.xx

My NJ electric utility will NOT tell me about tenant bills even though I own the premises. Privacy concerns. Okay. Then I asked if they would tell me how many KWH (kilowatthours) a certain unit used and they gladly provided those figures. (?????) I purchased a property an needed more proof each unit got rented out and was in service during my entire ownership! This was a battle with the IRS. Having a Lease, running a background/credit report and copies of rent checks wouldn't do. The IRS was after my blood -- this is when they had to hire Vampires and an equal employer.

So I went to each tenant and asked them for a copy of their earliest and latest gas, power and cable bills. Like you they wouldn't budge. Then I placed a bounty on original paid bills. Then bucks each. Within a couple of days each unit gave me gas, power and cable/internet paid bills and I gave them around $30 buck a piece.

The look on the 3 IRS agents as they tried to say my property was vacant for 9 months and I'm making up a story that I had tenants -- thus trying to take illegal deductions. --47.155.xx.xxx

Pat you are not out of place to ask. It's a common question applicants ask when looking at an apt. I will mention the cost in the units w all electric baseboard heat. It's about 130 to 140 /MO in the winter. Sometimes I use this to my advantage if I'm showing, and it's not going well. In general though I just say everyone's different and what past residents have done might not be what you would do. Then I mention the heat has to be on during the winter. --72.10.xxx.xxx

When I get this question about any unit, which is impossible to answer because people feel comfortable at different temps, I tell them about the four IDENTICAL studios we have where the bills can run $100 apart! But you see in one we have a guy who is not there much, doesn't tend to use a lot of heat OR AC, and in another we have an older woman who can't live without AC and wants to be warm in winter too.

Electricity is a consumable and we can't control how much a tenant consumes. SO, I tell them, your bill will be totally up to you. --50.82.xxx.xxx

She did answer me finally, so I thanked her for that. She said her worst bill had been 340.00 a month. Less other times. They have 4 kids so I was surprised that it was not more. The other lady complaining is just wanting to complain. She is making noises about wanting to buy something more affordable with a basement. IOW, she's compelled to leave, has experienced enough drama there of her own making and needs a fresh start hoping things will be better. We own/manage a MHP and also own manage apartments. One of the inevitable questions from a prospective tenant, regards the electric billing. This information does impact if they can afford to live in a space or not.

At the MHP, I asked a lady who had purchased a home the year before, about her average monthly electrical bill and she gladly gave it to me. I put it in our advertising, with the caveat, that if you like your surroundings warmer or cooler, it can affect YOUR monthly billing.

With the apartments, I had trouble getting that information from the exact same electrical provider, from the company itself.

Why the electric company feels that this is "private" information, is beyond me, especially since we OWN the building.
