I've got a single-family home that I'm renovating with an old, heavy-duty metal swing set frame in the back yard (no swings, just the frame). At first I considered getting rid of it, but after the neighbor asked if they could have it, i'm wondering if it might be an asset to keep? I looked online and they appear to be pretty expensive.

Are swing sets viewed as being assets or liabilities? What do most LL's do? It's not something that I want to worry about maintaining, but I don't want to get rid of an asset either.

Lauren,

Liability. It goes.

Give them a deadline to remove it.

Ok I guess it's a no-brainer! I'll let the neighbor have it and make them happy. --99.0.xx.xxx

Sometimes the swing sets are fastened to the ground in cement. Then when someone goes to remove them, they simply use a saw and cut the metal tubing as it comes out of the concrete.

Over time the concrete can crack from someone mowing the lawn and all of a sudden a metal tube is sticking out of the ground and someone cuts a foot on it -- law suit with medical expenses.

So if someone is going to take it, great, but you may need to remove the pats left in the ground for safe measure. --47.155.xx.xxx

I’d get rid of it, it’s a liability. When the tenants kid falls off and gets hurt guess who’s they are gonna sue? --73.17.xxx.xxx

Can the neighbor sue her if the thing breaks and a kid gets hurt? As in "you gave me a defective swing holder". Maybe put it on the curb in pieces and let them take it from there? Though probably four men will have to pick it up and walk with it since it won't come apart. Remember, no good deed goes unpunished. --71.104.xx.xxx

So, does this mean that none of you allow your tenants to put swing sets on the property for there kids?

No swing sets, no trampolines, no water filled pools. Too much liability.

The neighbor wants it, let him take it with an "as is" receipt.

The other option is to convert it into a clothes line. --76.178.xx.xx

6x6 my insurance carrier said as long as i dont buy it, nor provide it, install it, select it, --I'm covered. I shall have nothing to do with it. For this reason Lauren should remove it from the property. She may give it to a neighbor who will pull and hang an engine on in... attractive? --99.203.xx.xx

6x6, I absolutely will not allow swing sets, trampolines, pools, or fire pits. I have no idea what my insurance provider says regarding it because I don’t care, if they show up, there told to take em down within 24 hours or I will and I’ll dispose of it, they are also reminded that that is clearly stated in the rental agreement. --70.20.xx.xx

As to getting sued by the neighbor that takes it, I mean if you are going to worry about all the “what if’s” you’ll never leave your house. Honestly I don’t think you have much to worry about if a neighbor takes something you are getting rid of, now if you sold it to them, or installed it that’s a horse of a different color, but even then it would depend on WHY/HOW the kid got hurt. --70.20.xx.xx
