We currently have a vacancy, no rush to get it rented.....Covid and all the foolishness that goes with it.

Anyway, after check the mail today, seems someone is using the vacant home to get mail, has anyone had any experience with this?

I'm going to call post office tomorrow and I plan on removing the mail box as well

I have a 3 unit that my dad bought almost 40 years ago and i have been involved with tenants for most of that time,it is my office now and i regularly get mail to different names that i dont recognize as having lived there during that time frame. --104.229.xxx.xxx

Due to the way it was mailed, postcard, I suspect it's not on the up and up,(I guess it could be a honest mistake ) the "new" address was changed last week to the vacant home.

I will also be contacting the agency that sent the card.

I suspect my best plan of action is just remove the box and all mail will be returned.

I'm not worried about squatters as this house is right next door and I check on it, water grass, etc daily --67.143.xxx.xxx

One property I saw the day after the listing came out and managed to close escrow in under three weeks. I noticed a stranger using my mailbox for receipt of mall packages and letters. So I followed him to his home, an estate a mile away.

Apparently he'd open up a new credit cards using my address and receive online purchases to defraud the sellers and credit card providers.

I contacted the postal inspector and police but they didn't care. Soon after I replaced the mailbox with a heavy duty locking box, the jig was up.

The only people who really cared was the owners of the goods mailed. So I gave them the guys real address.. and months later I saw the guy was still living there with no problems or issues....Who ever said crime doesn't pay doesn't live in the United States.

Although he professes not to want mail-in voting, we received a "Request for Absentee Ballot" mailer from the president's campaign. Big picture of him encouraging us to vote by mail. Very strange.

Robert J [CA] 100% agree, when Ibsee comments about how much trouble you can get in for stealing/tampering with the mail I just chuckle and think " if you only knew"

True story, many years ago, 15+,local post office employee had affair with a married person (not a co worker) the married person ended the relationship, postal employee then used their job to tamper with this persons mail, and they did other not so nice stuff, sending pizzas and unwanted items, etc, via the mail. Postal employee was fired, they hired attorney and got their job back WITH back pay...yes it was a lengthy process, but, to this day they still work at the PO.

We also had another interesting character at the local PO google: postal emoyee spits feces on police. Durango Herald article.

Paulio [PA] there have been several of those mailing for former tenants, YIKES!

myob, my FIRST sentence still stands, I'm NOT going to rent the home to just anyone, many, many people seem to think that not having a job is just OK, its not. I mean really, why let them in when they admittedly don't have the means, much less the desire, to pay rent?

I have requirements, as I am sure you do, and if they are not met, im not going to pit someone in the home, period.

C&J your first sentence seemed to say you weren't renting it or attempting too. NO RUSH!!!

Anyway --- we have many many many with slow jobs. We require an additional JOB addendum. They pay 3 or 4 times the normal DEP.

Stipulation is: when you can show the issuance of 4 consecutive pay stubs showing your full employment and the amount you said you make a month we will use 1000.00 of your deposit for the next months rent.

So they have to keep paying the normal rent while we hold the additional deposit.

Some have tried saying they got full time or pay is now what they say-- but when we check-- NAW it's not.

I mean why dump someone with good credit just cause work is slow?

We are always in a rush to fill a vacancy- that is my job. FILL em up. --99.103.xxx.xxx

Could be an old tenant. There are very old mailing lists still being sold to unsuspecting companies with names and addresses that are never removed. Which is also a problem with mailing ballots out. --71.104.xx.xxx

There are MANY people unaffected by the pandemic and job loss. We have rented several homes in the past few weeks to persons with ESSENTIAL jobs - hospital workers, a doctor, grocery manager...

EMPTY is the same as RENTED to a person refusing to pay rent. BUT...they often pay the rent,

AND...they pay the utilities over the winter

AND...will still owe you the money. Don't be afraid.

Mail? Simply remove the mailbox. Done. I do NOT receommend contacting anyone for the resident. LEGALLY you are not to handle or read THEIR mail.

Don't worry - the agency will figure it out.

removing the mail box doesn't always work. Mailman drops it between the doors, under the mat, etc.

write "return to sender - unknown recipient" on first class and toss the junk.
